Arrived on site to complete heat season maintenance. Inspected systems in heat test mode and verified proper operations and documented all findings. Found unit 2 to not be firing. Unit was locked out on no flame code. Tested system and found gas regulator not passing gas flow. Open and and closed regulator to free debris. Unit fired up and is operational. Getting the Regulator replaced will stop this from happening again. Also found same u it to have chattering contactor making noise. Needs replacement as well. Waiting quote for replacement. Maintenance complete.

Up on arrival performed operational inspection. Changed all filters, belt are in good condition. Checked all electrical components, found RTU # 1 have weak capacitor ( 20uf +/- 6% ) , recommend to replace it . Tested all the units. All units working good at this time .

Upon arrival I found front unit locked out on high Limit. Reset and tested. Found very poor airflow, almost no return air and a lot of discharge pressure. Traced return duct in lobby and found dampers open. Traced supply and found main Damper 80% closed. No idea if it was left that way or vibration caused it to close. Opened all of the way and secured lock so it stays open and I could hear air pressure greatly reduce. Tested heat and ac operations afterwards and found no additional problems. Unit operating normal.

Costumer stated that front thermostat was not working . It was set for heat at 73 and was 71 in space . Found that the unit was short cycling on limit . My return air was 94 degrees and supply air 154 degrees . Found a gap where the unit sits on the curb and supply drop . I sealed the gap using metal tape . Turn power back on and checked operations . My return air dropped from 94 to 75 . My supply air dropped from 154 to 140 . My supply air was still to high . I adjusted the pulley to speed up the rotations. After doing that my supply air dropped down to 131 with a return air of 76, 55 degree TD . Heat is operating properly . Costumer also said she turned on the ac and the space never cooled down. I turned on the ac and checked operations . System has an economizer and it completely opened when calling for ac . Outside air temp is 49 degrees . System is working

Upon arrival I was told that thermostat in back clinical area wasn’t working. Found thermostat was satisfied upon arrival so I called for more heat by increasing temp. Went to roof and checked operation. Found no faults or problems, system satisfied thermostat. Walked around building to find same electrical box that was at Manassas. They look to be brand new and speculating they are a backup power source for equipment. Panel is only labeled suite 104 which is the express care. Can’t be a coincidence that both locations that have brand new electrical boxes were calling for service because of power failure to thermostats. Speculating electrical work was done earlier in the day and when power was restored, systems started working again. Units operating normal.

Upon arrival I got unit info then picked up filters and belts from supply house. Came back and performed maintenece. Replaced filters and belts. Inspected coils and blowers. Inspected heat exchanger and cleaned burners. Checked capacitors and contactors. Tightened all electrical connections. Ran heat and checked operation. Measured heat rise and amp draw. Let systems satisfy thermostats. Units operating normal.
