Ramon Escalante came to clear out a kitchen drain that was badly clogged and pouring outside on the sidewalk. I had to leave and said we'd have to re-schedule, but he replied that he did not need to enter the house and could do the repair while I was out. It's working beautifully now and I appreciate his creativity and skill.

Replaced filters on both indoor units and checked condensate drains on both units. Noticed the west side systems safety switch was collecting water. Noticed vent cap missing so replaced vent cap, same with the east side unit. Recommended a outdoor unit coil cleaning as the coils are extremely dirty.

Unable to remove cartridge onsite, will take entire faucet and make an attempt to remove and replace cartridge
Thompson Plumbing, Heating & Air Conditioning came out to evaluate and provide an estimate for existing client on repairing or replacing JADO lavatory faucet in master bathroom. A previous plumber mentioned faucet was no longer available and replacement is only option, while onsite, did find faucet and replacment parts. Will go through normal plumbing supply houses first, to get accurate pricing and availability on repair parts. If unsuccessful, will need to order from online merchant. Additionally, Eugene mentioned a leak under sink on main lever guest bathroom. Found gasket for pop up drain assembly to be loose and the source of leak. Provided two options, repair or replace, Eugene approved to repair existing. Once work was complete performed a leak test and drain assembly is no longer leaking, replacement not needed at this time.
AC Maintenance completed on two Maytag split heat pumps 5 and 9 years old; existing fiber filters in place are in good condition; cleared condensation drain lines and extended air vents for maximum air and condensation flow; no recommendations at this time.
Inspector approved the gas repair. I called the homeowner and she will be contacting sdge. I opened all the gas valves in the home including the water heater gas valve. Put the dirt back into the trench and cleaned up out work area.
Found the leak to be coming from a fireplace valve. Once the valve was shut off the pressure held at 15 psi for 30 minutes.
Price is for the installation of a new gas line in the courtyard. The line will run from the main house to the garage (approximately 15 feet). Price includes pulling permits from the city . We will need to dig up a trench approximately 2 feet deep and install 2 new gas risers and the new gas line. Once the installation is complete we will pressure test the line to insure there are not more leaks in the system. Once the inspection passes we will back fill the trench. The price will very between 3500 to 4000. This price does not include any cement repairs. We will also credit back 300 for the inspection that CPL preformed.
Customer has a tenant that smelled gas coming from underneath the kitchen sink. Sdge came out and confirmed they have a gas leak in that area. They also smelled it on the patio of the the home. Between the home and the garage. Sdge shut off that gas so we cannot perform a proper gas leak detection. I recommend they call CPL and to call us back once they completed their inspection.
Performed the heating maintenance on two 4 yr old ac pro ( lennox ) furnaces. Replaced the inducer motor run cap
Thompson plumbing presented two estimates for a toilet replacement in the upstairs master bathroom. Customer will go over both estimates and toilet review’s. She will call us to schedule after her decision is made. Thompson plumbing would been to find toilet and order before scheduling install.
Thompson plumbing ran 1/4” snake from outside kitchen clean out. Ran cable 25 feet. Cleared stoppage. Ran water to test. Kitchen sink drains fine for now. Performed the heating maintenance on a four year old and 8 year old heat pump. Systems are operating within specifications and my only recommendations at this point would be a chemical coil cleaning of both the outdoor unit coils.
