AC Maintenance completed on 1yr old 3 ton split gas AC Pro closet unit; replaced 14 x 25 x 1 fiber filter with spare on site*bring 2 filters on Heat Maintenance; clear condensation drain line; cleaned condenser coil removing dirt and debris from weather and recent landscape work; all components operating properly within manufacturer specifications; no recommendations at this time.
Thompson Plumbing, Heating & Air Conditioning came out to provide client with three options for water heater replacement. Existing water heater is 10+ years old with no maintenance history, it is showing signs of inefficiency due to neglect. Provided client with ask much information regarding options, tanked WH, Tankless and Heat Pump water heaters. Will email client all options for review and for additional consideration. Replaced the old heat pump water heater and replaced with a new one. The old one was not getting hot according to the homeowner. Called customer service for A.O Smith and they gave us an RO number to get a new replacement.
Called AO Smith customer service and they are going to give us a new unit to install for the customer. The RA number is 14106854. I told the customer we will call them and set up an appointment as soon as we get the new water heater.
Thompson, plumbing, heating and air conditioning came out today to meet with Neal to discuss water heater options. Proposed an exterior tankless water heater installation on brick wall along with an attic tankless water heater installation. Neil did not want to consider attic installation due to the potential for water damage. At this time, Neal is leaning towards the installation of tankless water heater on exterior brick wall. after measuring wall with water heater width it appears to be a great for for the Noritz NR662OD. Will email Neal the estimate for work and he will reach out to schedule an appointment
A 13-1/4” X 21” section of drywall was removed to gain access to main line piping behind wall. Installed a new 1 inch pressure regulator and set it to 65 psi. We also replaced the basket strainer in the laundry sink. After installing we ran water for approximately 5 minutes and found no leaks. Finally we installed a new log lighter for the fire place. The old one was rusted out and was extremely brittle. Turned on gas and everything appeared to be working properly.
Return visit to perform work approved from estimate #43200608. Turned water off to residence and replaced kitchen hot and cold angle stops with new supply lines, continuous waste and p-trap with proper grade, hot side washing machine laundry bib, “master bathroom” toilet angle stop with new supply line and lastly installed anti siphon vacuum breakers to all exterior hose spigots. Turned water back on, purged air from fixtures and all in working order at this time.
Return visit for existing client to perform work approved from estimate #43200608. Dug & exposed existing steel pipe from connection penetrating residence to underground connection. Found a pinhole on pipe going underground, pipe was encased in concrete footing over pour. Approximately 5 feet of pipe and fittings were replaced on todays repair, air tested exterior portion of gas line for 15 minutes at 15 PSI. No drops were noticed, no more leaks at this time.
1. For this job I noticed the yellowing of the pex pipe in the attic. This is a normal occurrence with this type of Pex tubing, especially sense the home has no water filtration that will remove the chemicals and minerals in the water. 2. I ran water in the laundry sink but never saw water dripping from the strainer. I can see small signs of water damage coming from that location and would recommend replacing the strainer to avoid future issues. 3. The water main shut off valve is barely visible on the left side of the garage . We would need to cut the drywall open to see if the prv is in the wall. If no prv is present we would strongly recommend installing one to help prevent any water pressure issues to the home . High water pressure can cause damage to the home’s plumbing and fixtures. 4. The gas log lighter appears to be extremely worn out. We recommend replacing with a new one to insure proper functioning of the fire place.
For this job we installed a 2 inch shower flange in the upstairs guest bathroom . We secured the flange to the plywood and centered the drain.
