Called out today to perform a precision tune up. Checked all electronics and motor components to ensure equipment is operating within manufacture specifications. Cleared drain line and noticed that the suction line is missing insulation inside and outside which is dripping onto the wood. Evaporator coil is freezing and causing the tenant to not get the home under 80 degrees….. Outside the capacitor is larger than what the machine is rated for. The contactor is pitted at the coil. This system is leaking refrigerant, sweating onto the ceiling, and has outdoor components that are not within manufacture specifications. Landlord asked me to refill the system with her r22 refrigerant and I declined. I will only charge the system if we look for the leak and fix it. Equipment can and will fail at anytime.
