Upon arrival to scheduled multi system maintenance (2) I was shown to an A/H unit located on the first floor, and a mini split on located in the second floor office. Immediately pulled off panel doors to inspect all electrical components connections, collect amp draw/voltage readings off all electrical equipment, wipe down A/H cabinet and check the evaporator coil for cleanliness. Evaporator coils are clean, and pictures are upload to ST. All electrical components connections are secure and all readings are running within range of factory specifications. I did notice the UV bulb located in the conventional A/H cabinet is needing replacement. Spoke to the homeowner and he moved forward with bulb change out. I’m also recommending pulling and cleaning the mini split blower assembly to remove all built up growth and dust to help ensure less loss of the systems high efficiency as well as guarantee, better indoor air quality. Upon arrival customer showed me an ac unit in the closet that needed tuned up. The evap coil is clean. Cleared the condensate with nitrogen and solvent. Checked the system for proper amp and voltage. Went to the condenser and checked system for proper amp and voltage. Found a contactor pitting. Replaced the contactor. While the unit was running I checked amps on the compressor and it was over amping. Installed a hard start. Recommend to schedule are comfort adviser to come out to give an estimate because unit is 9 years old and over amping. Customer denied at this time. Also installed a surge protector.
Upon arrival checked systems electrical components, pressures, and drain line. Spoke to customer about membership renewal, emailed customer. System is in good working order at this time.
Upon my arrival I found the dual capacitor has failed, so I replaced it with a turbo 5 year capacitor. Got the system up and running. My delta T is at 19°, coil is clean. All my motors have a good amp draw. Refrigerant levels are good as well. I taped down the insulation on the pannel door to prevent it from getting sucked up into the blower assembly. The unit has a dirty filter and the customer is aware of it. I cleared out the drain line with coil cleaner and water. I loaded my pictures to service titan and left the system in proper working condition. I signed the customer to a year maintenance program with us.
