Great Tech!

The tech was knowledgeable and friendly. And got the job done fast. Had sticker shock at the price and additional fees, Devante did waive one of the fees which helped. He explained that he didn’t have the right part so had to install an upgraded part (dual capacitor)

Call no cool. Basement furnace does not have an evaporator coil and no condenser. No AC is involved with basement apartment. Control board is wired to thermostat as if there was cooling but no cooling equipment in use. If we want to cool the basement we need to have an AC system installed and it may be small enough as far as cooling is concerned for a mini split to help with comfort during warm months. Recommendations refer to estimates.

I preformed a furnace tune up today. The system is from 1992 that being said it was in pretty great shape, The only thing that came out of spec was the capacitor was reading close it it’s allowance. Carol had me replace it today. Carol had me change the filter and batteries in her thermostat today. Furnace was running when I left.

I responded to a no cool call tonight. Upon inspection i found that the evaporator coil was frozen over. After melting it I found that this was due to bad airflow caused by confetti, toys, and a variety of other thing put it the return by the daughter. After removing them and changing the filter the system ran just fine. Refrigerant is possibly low but pressures could be off due to the house being hot and it being cool outside tonight. My only recommendation is to have the ducts cleaned to get anything else that might still be stuck in the return. AC was up and running when i left.

I responded to a service call today. Upon arrival the tenant told us that the carbon monoxide detectors had gone off and that dominion had come out and determined that the door switch had failed on the furnace causing the blower to stay on pulling the exhaust down out of the water heater flue. Upon inspection i found that the door switch had been bypassed, i hooked the door switch back up and tested it. The door switch worked appropriately when i left. Land lord didn’t was me to do anything else while i was here. AC was running when i left.

I preformed 2 furnace today. From the attic system everything was pretty good, only thing of concern is that the heat exchangers have a little rust on them and some hot spots. So long as the filter is kept up on they shouldn’t get any worse. I also recommend having a safety wet switch put on this unit in the case of a clogged drain line the switch can prevent flooding and water damage to insolation and dry wall. The furnace in the basement looked pretty good, there were a couple of hot spots located located in the front of the heat exchanger and also in the back. Same as the attic recommended to keep up with the air filters and to install a safety wet switch. To prevent any flooding caused from the furnace Both furnaces were running when i left.

Came out for 2 unit wsc prepaid furnace tune ups. Found the humidifier pad needed to be replaced. All electrical components are testing properly for both units. Filters are both clean. Combustion analysis test passed for both furnaces. Overall furnaces are really clean both of them. I did do a general wipe down of the furnaces. Found no cracks in the heat exchangers. No co in supply duct for both units. See health report card for questions. Units were working when i left the call.

The hot water connections in the house are above the water heater and are starting to leak water. I am thinking that water hitting the water heater is causing the pilot to go out. They will need to have a plumber come over and fix the water leaking issue. I relit the pilot and it stayed on in normal operation. I am thinking to water getting inside the water heater is making the thermopile to not get the right voltage from the flame. They will need to fix the water leak to make sure water heater pilot will stay lit.

Upon arrival spoke with tenant about furnace leaking water causing dry wall damage began troubleshooting and found that there is a small refrigerant leak in the system which caused evap coil to freeze up . Added dye detectant leak sealant to system customer was notified that seal may not bee 100% effective so if refrigerant is still leaking the dye will expose where our leakage is . Checked system ops after adding 3 lbs of 410a refrigerant and all ops are normal at this . Will have to revisit system on a tune up to make sure no refrigerant has leaked out . Customer has quote for remaining repairs if necessary.

Call no cool. Found the compressor not kicking on appropriately. Checked the capacitor and capacitor is measuring within manufacturer specifications. Pulled condenser fan off and copious amount of heat radiating from compressor. Checked to see if thermal protection switch had tripped and given no reading from common side of compressor windings it would appear so. No water valve nearby to try to cool compressor off, but ended up seeing if there was any pressure in refrigerant line set and system is completely flat of refrigerant this would be cause of systems compressor to overheat and not even run. Checking airflow to verify appropriate airflow through system and found there was a secondary filter placed inside of the blower cabinet that was unknown about because we have a dedicated filter register in one location of the home. Removed filter because it was dirty and hindering airflow. There really doesn’t need to be any in this compartment given the current location of the filter r

I responded to a non working humidifier call today. Humidifier wasn’t turning on, upon inspection I found that the humidistat was wired incorrectly when we moved it and hard water had blocked the flow of water to the humidifier. I fixed the wiring and scrapped out the hard water under warranty today. Scott had be check his air scrubber while I was here today. The bulb was burned out so he had me replace it while I was here. The technology in the air scrubber is called active pure. Humidifier was working when I left.

I performed an Ac inspection on a 2012 American Standard system. The system has a poor airflow problem. The blower motor had a weak capacitor. The blower wheel was really dirty and the filter is very restrictive. I did a blower wheel cleaning. I changed the blower capacitor. I changed the filter. I tested the static pressure, temperature split and motors amps and all checked green. Changing the filter regularly should prevent future problems. See health report card for more details. Came out for prepaid MSC tuneup. Furnace has a 2019 Goodman. Found all components to be working good. Furnace is burning really clean O2 and CO2. Checked gas pressure I did have to trim it down just a little bit. Filters new static pressure is good everything is really clean see health report card for questions. I turned AC on when I left and it was working.
