Called out to look at the hvac system for a mold/ mildew smell. Strongly recommend doing a full duct cleaning with a microbial fog through the duct system. Also strongly recommend uv light air scrubber to kill all airborne and surface germs, viruses, and dust allergens. Hvac system should be tuned up due to spotty maintenance.

Customer says the AC is not working properly. It will run all day without stopping and then at night it doesn’t turn on. The reason it does not satisfy the thermostat is because the txv is not properly metering the refrigerant. It is stuck too far open and allowing too much refrigerant to pass through the coil. The VSAT was a constant 43 degrees. The temp split is only at 18. Tried to exercise the txv and get it to open and close and was not able to. AC was installed recently by any hour. Customer is very unhappy with them and wanted a second opinion. $49 waived per Robin. Need to discuss the situation with Brady to see how to proceed.

I responded to a no cool call today. The unit was put in a month ago by a neighbor. The neighbor told them to add a hard start kit to the system to fix the problem. Upon inspection i found that the system had a super start kit on in witch does the same thing as the hard start. I also found that the buss fuses in the disconnect had gone bad. I told the customer but she did not want to pay the price for there replacement. I recommend going back to the neighbor that did the install to hav them replace the fuses. The customer had me give her the old fuses to show the neighbor the ones she will need. ***I do not recommend doing his repair yourself as there is potential do be shocked badly with the high voltage*** ***I recommend having a professional do the repair***

Customer said there was a leak in the mechanical room. Found the leak to be coming from the condensation pump. There was a hose clamp around the vinyl tubing holding it onto the barbed fitting. The hose clamp was too big so when it was tightened down it changed the shape of the tubing allowing for a small leak. Removed the hose clamp and the damaged end of the tubing. Ran pump several times without any leaks. Customer said that during the install they were not able to get the heat pump to come on. Found a couple of the wires were not properly installed inside the furnace at the green plug. This was causing there to be no signal to the heat pump.

AC not coming on. On arrival the thermostat was calling for cool but nothing was happening. Went down to the furnace and found that there was no power going to the control board. Found that the mounting bracket that holds the door switch was slightly bent. Someone had taped the door switch down but the tape had come loose. Because the bracket was bent the door was not holding the switch in. After straightening the bracket and pushing in the switch everything came on. Used the cloud app to check for previous faults or error codes. There are none. Watched the unit run it’s cycle. No other problems found.

I came out to give an evaluation on how an AC is doing today. From that the only things i found that the airflow across the evap was bad with a .30 drop in pressure. This is due to the evaporator being covered in dirt. When i moved outside i found the refrigerant pressures where a little off, this is more than likely due to the dirty evap. I also found that the compressor is over amping when it starts up. This is pretty typical for it to due at its age (19) I’d recommend having a hard start kit put on to prevent any damage if the customer decides to repair instead of replace. If customer decides to replace it next year i still recommend cleaning the coil as the bad airflow will have negative affects on the furnace. AC was running when i left.

Call for no cool. Found condenser disconnect had been pulled by a previous company that had come out to repair unit. Motor was suspect of having failed. Checked free spinning of condenser fan motor and it was definitely seized but with a little leverage it came loose and the equipment was able to run and cool. Given condition of fan motor and the likelihood of their being refrigerant oil problems because of the inability for the condenser to cool refrigerant we may have issues in the near future with compressor overamping, seizing up, or overheating because of the lack of effective lubrication provided by the refrigerant oil that’s likely been damaged because of overheating issues related with no airflow through condenser while running. Recommendations refer to estimates.

Came to residence for double ac tune-up on one ac system in the basement and one in the attic. Equipment functional upon arrival. Upon inspection of the basement unit, I found the blower wheel was slightly dirty but not too bad. I did see there is some oil leaking out of the blower motor, indicating the bearings are breaking and the motor will likely die soon. I also found the static pressure is high in the return and in the blower compartment, causing extra strain on the motor. The homeowners were already aware of these things from past visits and will wait for the equipment to die completely before replacing it. All other parts and measurements are good. Moving to the attic unit, I found all electrical and mechanical components are operating properly. All electrical, static pressure, and temperature measurements are within manufacturer specifications at this time. The older outdoor condenser on the left is starting to show some wear. Came to residence for ac tune-up on a '12 Trane ac system. Equipment functional upon arrival. Upon inspection of the indoor unit, I found the 20x25x4 filter was dirty and replaced it. I found the internals, including the blower compartment and the evaporative coil, are clean. All mechanical and electrical components are operating properly. All electrical, static pressure, and temperature measurements are within manufacturer specifications at this time. The unit is functioning correctly and smoothly. Moving outside to the condenser, I found the disconnect and underneath the electrical panel were very dirty. I cleaned these areas and washed down the unit at the end of my inspection. Both the compressor and fan motors are operating correctly and all associated measurements are within their proper ranges. The inner electrical components are also functioning well and all associated measurements are good. The refrigerant levels are right where they should be and the whole system is cooling

Today paid for 1 heat and 1 cool Total units: 2 heat 2 cool Today we performed 2 AC tune ups for Ryan. The unit in the crawl space was installed in 2014 and is running really well overall. The unit upstairs was installed last year and is in great shape! Both units tested really well all the way around. I recommended a hard start for each unit today to help with the initial power pull from each condenser as well as a blower wheel cleaning for the crawl space unit. Came out for a prepaid msc ac tune up. Found the ac is a 2004 carrier. Found the fan motor has signs of oil. Found contactor has burning on it. I also found the blower need to be cleaned. Gave options for all of these repairs today. Options were declined. Found our temp split is a little higher due to not having a heat load on home. Found no other issues with ac today. System was working properly when I left the call.
