Return air metal duct removal for three step HD chemical air coil cleaning Run test cooling mode post cleaning Scan computer for diagnostics. 0 active or historical codes recorded since last inspection in May 2025
Upon arrival, system is running in cooling mode. Current 16x25x1 air filter is very dirty and causing airflow issues. System was operating with a 30F delta t when it should be between 17F and 22F. Installed new 16x25x1 air filter and test ran operation. New delta t is reading 18F with a supply temp of 55F. Checked refrigerant pressures for system with piston metering device. Outdoor temperature of 83F, and return wetbulb of 63F. Suction pressure of 130psi with 4F SH. System is just above spec for refrigeration charge. This will not hinder nor hurt the system at all. No other issues found or sus0ected at this time. AC is operating at this time. Lisa would like an updated quote from Cathy about doing a single head mini split for the 3 season room outback.
Drain pan clog causing slow drainage. 98 condensate service codes logged in the ABC communication module, 1/8 in thick slimy sludge in the drain channel of the air coil drain pan causing 100% blockage when tested with a bucket of water Clear blockage and clean drain pan, remove vinyl tube trap for cleaning, run test cooling mode in test mode through the AID tooland confirm refrigerant pressures and temperatures, water temperatures and pressures, and 41K heat of rejection. Clear all service codes in the ABC board and the color touch screen communicating thermostat Return equipment to normal service Add drain pan treatment tablets
First floor Northeast Wing system labeled F1 2007 Rheem classic 90plus Indoor furnace blower motor locked up preventing operation in any mode OEM direct replacement required due to four leg bolt-on mounting bracket assembly Install ProTech 1/2hp 115 volt blower motor including new 7.5 UF 370 volt power supply Run test equipment in fan mode and cooling mode from the Honeywell vision pro 8000 gen 1 Recommend cooling season maintenance on all equipment in the building The thermostat attached to today's service call has corroded batteries that could not be repaired at today's visit. ( See pics) Suspect all the systems throughout need a thorough inspection and cleaning
Blower wheel set screw came loose and machined the shaft of the motor. Attempted replacing just the motor. Blower wheel extremely out of balance. Went to distributor for a brand new OEM blower wheel. Furnace now has new motor, wheel, and capacitor. Working normally now.
Upon arrival inspected furnace and found no major concerns everything is operating as it should. Homeowner informed me builders changed filters and problem was resolved. Found no other concerns with the unit everything is operating as should.

Humidifier is not operational and needs replaced. water shut off valve and water solenoid valve are clogged corroded and leaking. recommend upgrading to aprilaire 700 fan powered or 800 steam
