Michael was on time and helpful with a small and obnoxious problem of a lithium battery pack dying before its time. Gave us a heads up about anything else that may happen with the smoke detectors

Arrived onsite and took a look at the front light that when it turns on causes some flickering in the kitchen and hall lights, however we could not recreate this happening. The buttons to put the light into test mode are all seized up and the motion/photocell is all cloudy so the light should really be replaced. On my safety assessment though i found the panel to be in very bad condition. From surface rust, to internal rust all over, corrosion on the ground and neutral terminals, corrosion and heat marks on the bus bar, no main shutoff, and the fact its an out of date slit bus in poor condition; i talked to him in depth and showed him everything i found involving the panel. After pointing out all the imminent threats to him i wrote up options for him today to get it taken care of. He wasn’t interested in moving forward on anything today but wanted the quotes emailed to him.
-arrived onsite and the resident showed us to the garage where the outlets where out, and then to the first bedroom where the power went out as well. Being as that the first bedroom is right on top of the garage, and the outlets are wire molded down into the garage from there, they are on together. We went to the panel and the breaker for that circuit was barely functioning at all, and the surrounding 2 arcfault breakers were extremely warm and had a weak throw as well. I recommended all 3 to prevent the other ones from going anytime soon and she wanted them all done, so we replaced all 3, power is restored and verified working.
We have located the switched receptacles in the rooms. We recommend having the split buss panel replaced.
-Arrived onsite and was led to master bathroom where he showed me the exhaust fan that is no longer working anymore. He had bought 2 commercial electric smart fans, both with their own smart controls. We would remove and replace with his fan, and id have to junction and terminate the old heater wire, and hookup the old fan wire to the new fan. Their would need to be drywall repaired because the old housing is so big but the fan could certainly be installed in the space. The other item was a hallway light that needs to be replaced. I also talked to him about reliability between our fans vs commercial electric fans and educated him a bit in that area. We went over options and he ended up wanting to go with the replace, even signed for it but the wife wanted to wait before proceeding so we held off any work for now and I collected the service charge instead.
This solution includes wiring repairs and replacement of the damaged gfci receptacle in kitchen. Includes arc fault protection for kitchen receptacles. Also includes arc fault protection for all 120V circuits. We have begun to install new arc fault breakers, kitchen gfci and wiring at gfci has been repaired. We shall return Friday to complete the installation of arc fault breakers. We have completed the installation of the arc fault breakers.
The reason for today’s visit with customer was to provide a solution on tripping breakers. After viewing the panel we saw a 150 amp split bus that had water damage, illegal breakers, rust and double tapped neutrals. We recommended on replacement of the main panel due to these issues as well as the aluminum issues as well. We also went through the home and found that devices were reversed polarity as well as missing grounds. Today we recommended on replacement of the devices and alumiconns to help remedy the wiring to ensure proper connection and safer electrical system. Customer would like to take some time to review the quotes and call us back out if deciding to move forward.
Arrived onsite and they told me about their electrician that redid their kitchen and is in the middle of a whole home redevice, walked me around and asked me a few questions which i went around and answered. Then we went upstairs and they showed me an iron that when plugged in dims the lights in the bedroom. Well the iron was an amazon buy, it pulls 1700watts and heated up the whole cord, on some backstabbed outlets. I recommended they only use the iron on 20 amp circuits because of how much it pulls. I was then led to the kitchen where i looked at a kohler pressure switch the resident bought for the disposal, but with the current setup id have to tear that down and redo it in order to get it to run via the pressure switch, but it is possible and i wrote an option up for that. We also went as part of my assessment and took a look at the main panel where there was mismatched breakers, burning on the bus bar, main breaker, main lugs, and even the majority of the breakers where they snap
Installation of new GFCI outlet and dryer outlet located in basement utility room. The GFCI outlet will be used to power the washing machine which currently has a regular outlet. We will install a new 30 amp 4 - prong outlet for the drying appliance as well due to current outlet being a range receptacle. Replace current hazardous surge protector that has a recall on it due to its safety concern. We will replace with a new Vortex 60kA surge which carries a lifetime warranty.

-Arrived onsite and the residents son was home to walk me through the issue they were having. I began troubleshooting that as well as completing my assessment and found a bunch of stuff missing, or in need of immediate attention such as the devices throughout the home, the age and condition of the main panel, missing bonding, and the smoke detectors that were original to the home as well. I went through these options one by one and explained the relevance to the home, potential hazards, and why i would address them sooner then later! The homeowners weren’t there at this time to approve any work other then the minimum fix so i will email them over for the residents to discuss.
Replace current ceiling fans located in primary bedroom and living room. Customer has supplied both replacements and is replacing with like products. Installation of new sconce style fixtures for the bathroom. Bathroom currently has a bigger fixture base and customer is aware that new base may not cover same area showing un-painted areas. Arrived onsite and was led in by the homeowner who explained they would be selling the home soon but may need to address the aluminum wiring throughout the home. They told us the back porch was done about 10 years ago in copper, as well as a few other circuits but otherwise everything aluminum. Tyler got a device count while i did my performance and safety assessment. I found burning on the wires on 2 breakers and a double tap that needed to be fixed as well as a lack of bonding at the hot water heater. I addressed that with the residents and they wanted to address that today. I wrote the estimates to alumicon and redevice all the areas its needed as well as arcfaulting every circuit we would be addressing. After siting own and discussing it with the residents they wanted to wait to see what their inspector says when he comes out Thursday. I will email over the estimate so they have them.
Installation of new two-pole breakers to replace current broken breaker for the bedrooms on the second floor. Installation of two new switches in both bedrooms on the second floor (primary and kids room). During our visit we addressed the many concerns with the main 200 amp panel. I saw during our visit many concerns such as over heating circuits, shared breakers, double taps, rust and no whole home surge protection. I also noted with the inspection on the hardwired smoke and carbon detectors being outdated and not interconnected. I highly recommended on replacement of the main panel as well as updating the safety concerns with the home as time goes on from last visit, things were getting worse with the panel. After providing solutions, we went over the options and customer would like to take time to go over the options and reach back out when ready to schedule.
