On first maintenance system had standing water and emergency drain pan. Found that filter was very dirty due to construction of home. Changed and came back today to follow up. System is running efficiently at this time, emergency drain pan is dry, and drain is flushed. I checked charge as well and it checks out normal. Filter was very dirty again, changed as needed to prevent future issues.

NO AC Upstairs. Unit running but not cooling. Cause of the issue was bad capacitor on outdoor coil. Replaced capacitor. System is operating normally at this time.
System Is running well at this time, temperature drop is acceptable, coils are clean. Filter was very dirty causing water to pull off indoor coil and back up into emergency drain, coming back in a few days to check and see if problem is resolved after changing filter
PCSA 2022 PREPAID 2 SYSTEM AC CHECK UP. Both systems are running good and efficiently at this time. Filters are changed and were provided by customer. Upstairs indoor system had bad capacitor, changed capacitor and verified operation. Outdoor system is working efficiently at this time. Coil is clean. Downstairs indoor system had bad capacitor and drain was beginning to clog. Changed out indoor system capacitor and verified operation. Cleaned out drain thoroughly and verified it was draining properly. Outdoor system had a bad capacitor as well. Changed out and verified operation.
No AC, thawed coil, added 1 lb 410a. She was scheduled June 24, need to keep that appointment to check charge and decide how to proceed. Completed A/c ck.

Drain line on wine cellar unit clogged up, located drain and cleaned it out. Drain comes out next to York indoor unit located in gym. Put a note on system to clean that line every maintenance. Wiped up as much water as I could, itâ€™s tough to reach. While up there I noticed a spot on the refrigerant line that wasnâ€™t insulated and was dripping, insulated that section. Spoke with Mrs Cook, she said the wine cellar wasnâ€™t really used and asked that I shut it down, so I did. Set the unit to same temp as room thermostat so itâ€™ll still run occasionally to keep it in good shape

Had to run to shop to pick up and replace condenser motor and module under warranty. System cooling at this time
Unit is freezing up again. We put 1# freon in last year. Interested in Stop Leak. System needed 1 lb of R-22. Customer would like to monitor the system this summer to see how it works. If no more R-22 is needed for the remainder of the summer, we will return next AC season to see if more R-22 is needed and if further steps will need to be taken. If AC system needs more Freon before the summer is over, leak stop maybe needed. System is operating normally at this time.

PCSA 2022 a/c maintenance 2 system prepaid Filters replaced by customer all checks are good flushed drains, noted to customer that he does have some ant traffic around outdoor units and will want to treat that to prevent ants in the contactor.
Basement feels damp - Just moved into house, doesn't know where filters are. Go over system with him Customer will buy their own filters, they have 16x26x5 to fit their old electronic air cleaner cabinets. One filter is housed in the attic at the system, some of the returns seem to small to put a filter grill in Found door on main system not closed all the way door switch not closed system ran after properly closing door. Need to start a pcsa but we will not come out until customer has ordered filters in.
