Upon arrival condenser coil was dirty, after cleaning condenser coil found unit low on refrigerant, charged unit with two pounds of 410a, found leak in evaporator coil in the attic, talked to customer about replacing evaporator coil and she wants to have a new coil ordered, air handler insulation is starting to fall off and will need to be readjusted when we come back to replace coil. System is cooling at this time

2023 PCSA A/C Maintenance. All operations checks good. Replaced filter, cleaned condenser, flushed drain.

Inspect ductwork. Duct appears to be insulated with no holes or issues. All runs are flex duct and insulated. Recommended customer closes vents and door to crawl space in winter to help lower electric bills. Inspected insulation in attic above living room. There is at least 7 to 8 inches of fiberglass which is within recommended range. Indoor coil needs cleaned. Air handler isn’t getting enough air flow from 1 inch filter in living room. Recommend customer installs an airbear cabinet and fitting above unit to help improve air flow through system. This should greatly help the system run more efficiently. Also recommended customer removes at least 1/2 of flooring in front of air handler to help remove blower door when needed. 3/30/23 Cleaned evap coil and installed fitting above air handler. Checked systems in both heat and ac mode. System appears to be operating normally at this time. Recommend customer gets check up on AC later this season to clean outdoor coil.

Unit running fine, very small furnace but it’s doing it’s best, need to come by with a 14x20 filter and clean the coil 2/20/23 returned and replaced filter, brushed and vacuumed coil, airflow is adequate

Complaint No Heat Can’t make a move without guessing at this time. Temp rise is good, filter is clean, sequencer and heat strips operating, blower and relay operating, capacitor is good. Took temps with door on and off and closet door open and shut. Checked airflow at all vents. Electrical looks good. Only thing I could think of is if there is some kind of duct issue. But we will have to schedule a duct inspection to rule that out. Unit heating at this time. In the hour I was there it came up 5 degrees.

Found tripped breaker and bad sequencer. Breaker not proper size to equip full capacity of current equipment. Tenant believes it has been keeping up with one heat strip in past. Unequipped 5 kw. #6 still not working right. Probably needs cleaned

Replaced heater package and checked system operation. Blower capacitor was almost dead. Replaced it and system is operating normally at this time.

PCSA 2022 Heating Check Up Renewal Checked air temps in heat pump and electric heating mode, replaced filter, flushed drain electrical compartment door was not accessible due to drain line on the way Checked compressor and outdoor fan amps, checked capacitor, made sure system is working properly System is heating at this time

System only has between 5 and 7.5 kw heat in operation. Filter is clean, thermostat batteries are new, and both heaters are coming on and going off as needed. Most likely cause of the issue is system is pulling in cool air from an outside source. Most likely location would be the vent in the living room. No air appears to be coming from it so it may have come detached. Informed customer they may want to cover that vent if it gets really cold outside. System appears to be operating normally at this time.
