Cameron, has been coming to my home for yrs. for servicing of our AC / Heating system. He is always arriving on a timely manner. Kevin is very articulate and he explained everything he did as well as showed all the readings explaining the ranges that were acceptable. He showed up ahead of scedule and notified me he was on his way. He also added insulation to the outside lines that were partially bare. Found system outdoor TV has failed shut causing system pressures to rise and cut system off on high pressure. Recommend replacement of outdoor TV and filter drier. Will call with estimate for replacement of part.
Home inspection of gas furnace with ac System is 17 years old and uses the old R22 refrigerant. Parts and refrigerant are no longer manufactured. The outdoor unit is pulling 10.1 amps, the outdoor fan motor is pulling 1.05 amps. Outdoor coil is compacted in places and will need to be cleaned. System is slightly undercharged, but is still working. Indoor fan motor is pulling high amps at 6.1. this blower motor will need to be replaced. System has a 18 degree temperature difference between the return and supply. Indoor coil showed some signs of corrosion and rust, these could become possible leaks. System in heat had a 42 degree temperature difference and the inducer was pulling 1.2 amps System is heating and cooling but is not very efficient. If any parts on the refrigerant side fail the system will need to be replaced.
Unit was iced up on arrival. Found blocked filter checked the inlet side of the coil and found both sides blocked with dirt. Disassembled the front of the coil. Brushed vacuumed and pressure washed coil tested AC operation. No other issues.
Replacement of Outdoor TXV and filter dryer. Charged system to manufacture specifications. Tested ac operation and heat pump operation. No other issues found.
Performed cooling AC Tune up on straight AC system checking all electrical components, refrigerant balance, unit start up, operation, shut down, cleaning of drains and cleaning of indoor and outdoor coils. Everything looks and runs great! No additional recommended changes at this time.
Replaced control board of furnace and blower motor. programmed with cool cloud chip Cycled system to check operation. Everything looks and runs great!
Replaced blower motor and condensate pump and tested system operation. New fan motor is pulling 3.5 amps, heat pump had a 20 degree temperature difference and the furnace had a 45 degree temperature difference Everything is working properly.
Homeowner accidentally hit the Mode button on her T stat the night before. System has been in Cool mode. Switched system to Heat and everything is functioning normally. Informed homeowner that it will take some time to raise her indoor temp because the system was off for so long.
CO 5 ppm, O2 14%. Made slight gas valve adjustment. Filter still good for another month. Blower is clean. No water in inducer. Tested condensate pump. Checked drain hoses. Got amp draw for inducer and blower, both within good ranges. Brushed drain trap. System is functioning normally.
Performed heating tune up on gas furnace system checking all electrical components, performed full combustion analysis, cleaned burners, cleaned flame sensor, cleaned furnace condensate trap and adjusted level on condensate pump, cycled system checking operation, checked gas pressure. Everything looks and runs great! Intermittent issues caused by condensate trap being slow, cleaning of trap resolved this issue.
CO 5 ppm, O2 10%. Gas valve falls to 0 ppm on shutdown. Brushed burners. Blew out all drain traps. Tested condensate pump. Replaced cracked and brittle drain line with a new piece of clear poly. Burners are clean. Blower wheel is clear, but a little dusty. Used brush to wipe away loose dust. Water on the ground in crawl is from the previously mentioned drain line that was replaced. System is functioning normally. Reset temp to 69 before leaving.
Tested system operation. CO at start was at 140 turned unit off and cleaned burners and adjusted gas pressure. After adjustments CO was at 55. Was unable to get unit to make clanking noise while I was here. If noise gets worse or comes more frequent recommend taking a video and call us back out.
Tested system operation and defrost cycle. System is operating properly.
Delta T of 44. Suction line temp 153. Outdoor ambient 51. Brushed out drain trap. Checked filter. Heat kit functioning normally. Rebuilt insulation on unit door panels. Brushed out drain trap. Checked EVAP coil, blower, and pan. No signs of new water damage. Capacitors good. Filter changed System is functioning normally.
