Performed system ac tune up on straight AC and furnace system checking all electrical components, refrigerant balance, unit start up, operation, shutdown, cleaning of indoor and outdoor coils, treatment of drain lines and condensate pump. Found condensate issue in crawlspace due to crawlspace not being ventilated. Recommend installing a dehumidifier in crawlspace to tackle humidity issues. Is cool enough in crawlspace that when cooling is on, the metal on the evaporator coil box gets cold enough to reach dew point and condense water from the air. Recommend 80 pint dehumidifier to take care of the whole crawlspace. Estimate roughly $3500 to install. Otherwise all the system mechanicals look great!
