During the system, the clients main concern about their being a possible leak was confirmed. A half inch lateral line for zone seven was broken due to some yardwork that had been done recently. Four additional pop-up spray heads were flagged to be replaced due to the heads either being set too low, not retracting after the zone was shut off, or were hit and needed to be straightened/replaced. These issues were presented to the client, and approval was given to repair the broken lateral line. An estimate with the remaining repairs will be sent to the client with the invoice for the work that was completed during today’s visit.

During the system check, several issues were found throughout the property. A total of 26 pop-up sprayheads were flagged to be replaced. The spray heads were either leaking significantly at the base of the stem and body, or did not retract after the zone was shut off. A total of 4 rotors were flagged to be replaced as they were leaking at the base of the stem and body. The battery for the rain sensor was dead, and needed to be replaced. 3 leaks in the drip irrigation for zone 1 were found underneath the walkway leading to the front door, and were flagged to be repaired. The issues listed above were presented to the client, and approval was given to complete all of the repairs. All approved work was completed at the time of the visit.

During the system check, multiple pipe brakes were found throughout the property. There were two lateral line pipe brakes that were found for zone four, and a break in the mainline that were all flagged to be repaired. A total of 22 pop up spray heads, were flagged to be replaced due to the heads, either leaking at the base of the stem and body, or not retracting after the zone was shut off. When checking the valves at the controller, they all registered between 80 and 85 ohms. This was brought to the client’s attention and was made aware that they might fail mechanically, or electrically in the future. He was made aware of the zones potentially staying on, or not turning on if at some point, they do fail. All of the issues listed above were presented to the client, and approval was given to repair the lateral lines, and the mainline. An estimate with all of the remaining repairs will be sent to the client with the invoice for the work that was completed during today’s visit.

Customer called us out because 3 zones weren’t coming on. Zone 5 ohmed well but wasn’t working, could not manually open the valve, mechanical failure, replaced the valve. Zones 19+20 did not ohm at all, checked wiring in valve box, wiring had come apart, rewired and working perfectly now. Customer declined full system check at this time, had said something about a broken rotor but opted to fix that himself.

Customer states he is having low pressure in the system. The psi at the house is only 30. I have reason to believe the pressure regulator is bad, as well the homeowner shut off valve is really rusty. Before I determine what to do with the valves and sprinklers. Also zone 3 valve is bad, looks like a mouse or something chewed up the wire too close to solenoid to repair. After fixing pressure issues I found 8 total heads I would recommend replacing.

Upon arrival customer states some of his zones aren’t working properly. After checking the system this is what I found, all zone valves read high ohms at 80-130. After locating all stations I put new connections and it stayed the same, the only 2 zones not coming on are zones 4,6. The controller is sending proper power but all zone valves are not receiving the proper voltage. I believe he has several bad valves plus the wiring has been damaged somehow causing the two valves to go out and eventually all of the stations. To complete this job he would need 195ft of 7 strand wire, and 6 same hole valves. He may be interested in a rachio as well.

Upon arrival, multiple issues were found throughout the property. A total of 14 pop-up spray, heads were flagged to be replaced as they were either leaking at the base of the stem and body, or were set too low and did not have proper coverage for the yard. Two rotors in the backyard were flagged to be replaced as they were on the same zone as a pop-up spray with a rotary nozzle. These have different precipitation rates, and should be the same type to ensure even watering. The handles for the backflow prevention device, (DCA) were rusted off, and the device could not be operated. It was recommended to the client to replace the backflow device at the earliest opportunity. These were the immediate issues presented to the client with the recommended repairs. The clients main concern, was trying to locate a very large amount of water in the backyard.
