Client called us out today due to a leak in the main floor bathroom ceiling that has caused a good bit of water damage to the home. The water has also traveled to the laundry room next to it and had started puddling. Home has copper water pipes that are about 40+ yrs old. We cut out sections of the Sheetrock ceiling to expose the leaking copper pipe above. It was the cold side that has 5 separate locations that were corroded and leaking in about a 6-8’ section of pipe. We removed that section of copper and repaired with new 3/4” pex a water pipe and findings. Turned water back on and tested. No visible leaks at this time. Checked water pressure and it was perfect at 55 psi, safe range is 50-79 psi. It seems the builder of home years ago used a bent over nail to secure the copper pipe to the wood, which would more than likely be the cause of this oxidation and leaks on that section of pipe. Advised client to be highly vigilant with paying attention for leaks, as I think this is only the
Toilet tank cracked down the middle. Water was shut off to the toilet when I arrived. Shower valve missing necessary trim pieces for proper functionality. Left quotes to replace toilet and repair shower valve. Property manager has decided not to move forward with work at this time. Emailed quotes. Ensured no problem with the water pressure inside the home. Water pressure tested at 60 psi.

Leak in ceiling of garage. Could not get it to reoccur, had to cut drywall. Found the shower caddy was causing water to run over the top of the tub and down behind the trim when the shower was activated. It was getting soaked up by insulation in the ceiling of the garage. Water heater was located under the basement stairs. Was framed in and covered up by previous owner. Door to access under stairs is too small to replace the water heater. Will require a carpenter to build in a proper wall as that wall is load bearing. No further issue at this time.

Replaced 12-yr-old tank in Acworth home today. Customer experiencing luke-warm showers + rust-colored water. New unit = Rheem Performance Platinum 40 gal w/ 12-yr warranty. Had to modify supply lines + upgrade to larger drain pan. Added thermal expansion tank per code. Properly strapped + secured for earthquake safety. Adjusted temp setting to 120°F for safety + efficiency. Old unit hauled away for recycling. Customer super pleased w/ professional installation + hot water!!!
