Cody A. did a phenomenal job. Very communicative and efficient. He guided us through each step and obviously took his work very seriously. He answered all questions and ensured we felt confident in the work taking place. Our garage space (where the work took place) was left neat and clean as well, which I appreciate so much. Upon arrival customer stated she had a main line water leak. Customer also stated she had some trees removed recently and when they rode in her yard and a day later she had a water leak where they drove in the yard. She had her neighbor cut it off so her water bill was not high. I found that coming off the meter is copper. Gave customer estimate to do a spot repair. Customer stated she will call national leak detection to come out and pinpoint the leak so we can come back out and get the repair done. I also informed the customer it would be best to replace the whole line due to it being copper and as well as I can not warranty a spot repair. Customer stated she want me to turn the water back before I left so she did not have a high water bill. I am also leave the customer with an estimate to replace the whole line.
Homeowner states that she was using the secondary faucet closet to the gas stove and later in the evening she went to the basement and noticed water dripping from the ceiling light fixture and called us. When I arrived homeowner greeted me and showed me the basement area where the ceiling was leaking and it was dry no water marks or anything. I did my inspection since the shut off and GWH are located in basement. I checked the pressure and it was normal at the time but the homeowner has a Flo by Moen and she states she got notifications that the water pressure was to high or to low and it was constantly and they have lived here since 07-08 and hadn’t had a PRV replaced so I recommended replacing it with two PRVs which would help them last a lot longer then just one. We went back to the kitchen and I used the secondary faucet and opened the cabinets and I could see water dripping when the faucet was in use then I pulled out the sprayer and the hose was punctured which caused the leak. Replace customer supplied toilet, shower valve and trim. Cut drywall behind shower valve to replace. Chen plumbing is not responsible for any drywall repairs.
Customer stated that everything in the house was backing up. Gave customer price to pull toilet and run camera and drain cleaning equipment to attempt to clear stoppage. At this time, customer only wanted to get sewer line/drain line inspected. Pulled toilet on main floor and ran camera out as far as I can. Got camera outside of unit and located. Recommended to customer the next step would be is that we will need to run snake to clear stoppage and then run camera again to inspect. Customer called HOA and HOA will be sending their plumber to get issue figured out. Reset toilet. Wasn’t able to test toilet because unit is still currently backed up. Cleaned up work area.
Pricing is good for a standard mount, two bolt toilet. Pricing doesn’t include any repairs or replacement of the flange. Returned and installed customer provided toilet. Flange was in the correct place, secured, and had no visible breaks. After installing tested to ensure the toilet was stable and operating correctly with no leaks. Found a leak on new toilet supply. Replaced the defective line, tested again, and found no additional leaks. Customer opted not to caulk around the base of the toilet at this time. Let customer know that if we are ever out for another call and she would like, we can caulk the base of the toilet.
Upon arrival customer stated they wanted to make sure the sump pump worked in the basement and to see why the shower was leaking. I filled up a 5 gallon bucket and make sure the sump pump work. The sump pump is working properly. While I was testing the sump pump I had the shower running. I was not able to get the shower to leak until I ran the water on the side of the shower where I saw missing grout on the shower wall. I informed the customer they would have get a tile guy to fix that issue. Customer also stated he was concerned about the cast iron so I left customer with estimate to replace all the cast iron inside the home.
Customer stated that toilet and sons bathroom wasn’t flushing and also that check valve that we replaced in basement was still making loud noise. Gave customer price to clear stoppage and toilet and customer agreed. Pool toilet and used auger to push out toy car from toilet. Reset toilet and tested. Toilet is flushing as it should and no leaks are present at this time. Cleaned up work area. In basement, listen for noise and check valve is not really making a loud bang. Let customer know that if it gets louder we can replace quit check valve.
Price is to replace the internal check valve for Rinnai tankless water heater. Cautioned customer that this is a next step, and if issue persist additional diagnostics and possibly repairs will be necessary. Returned and installed customer supplied faucet and replaced the internal check valve for the tankless water heater. Noted to customer when checking that there still appears to be a cross connection from hot to cold. Isolated the only two single handle fixture in the home and cross was still occurring. Had noted heavy pitting and deteriorating on the brass parts internally for the water heater. This is likely due 5 years of the tankless not being serviced, as well as additional sediment incoming from the galvanized line. Additional repairs on the tankless aren’t recommended due to poor conditioning on the unit and the likelihood of causing additional issues or additional leaks. Upon arrival customer stated that there was a wet spot on the celling and the master bathroom was above that. I cut a hole in the celling and ran the shower to see if I could see where the leak was coming from. I could not get anything to leak but on further examination I found that if water got outside of the shower it started showing up in the room below. When I went to go take a picture of the water heater I found that the tankless is leaking and I informed the customer. I gave customer estimate. Customer approved estimate to replace both tankless. Before I went and picked the tankless up the customer informed me that she need to leave by 2:30. I informed the customer I would not be able to get done before then. Customer stated her husband would call the office and get it scheduled for a different day.
On arrival garbage disposal was leaking through bottom. Bolts were rusted. Replaced with half horsepower badger insinkerator. No leaks detected.
Customer upstairs master bathroom toilet is backing up. Only the toilet is backed up. I cleared it with a hand auger test operation flush many times everything seemed to work.
Homemade states that he called the restoration company and they came out and explained to the homeowner that they believe the leak was coming from the kitchen water lines and turned off the water to the whole home. Homeowner requested me to come back and find the leak and approved cutting the drywall ceiling. I cut out the section where the kitchen lines are and unfortunately there was no water signs or marks that indicate that was the leak and homeowner had me cut out another section where the hose bib supply line went up near the tv in basement. I cut out a piece of drywall where the supply line ran for the bib and same thing no luck I could see wood damage but no where near the water line and I showed homeowner. He opted to replace the expansion tank and PRV with a new shut off. I began with shutting off the water meter and removed the old PRV and shut off and installed a new model with new ball valve with pex pipe. Customer. had 4 inch cast-iron under slab causing frequent stoppages. decided to redirect line through garage and tie back to existing line in crawlspace. Added clean out T in crawlspace. Had saw cut for concrete in garage. Put back dirt to correct level for concrete. approximately 30 foot of 4 inch PVC after install was done ran water in all areas of the house to check for proper function and leaks
