Dawson was great. Knew immediately what needed to be done. Thoroughly explained what the issue was and how he planned on fixing the problem. We have an older home so repairs aren’t alway easy or straightforward but Dawson was able to resolve the challenges efficiently and with minimal impact. Another good experience with Chen Plumbing. Hoping we don’t need a plumber again anytime soon but, if we do, we will be calling Chen Plumbing.

Run snake through kitchen drain line and clear stoppage. Afterwards run camera and inspect line. Remove section of old cast iron piping and replace with pvc. Reroute kitchen drain to different drain and cap off old drain. Customer stated that kitchen sink was backing up. Gave customer quote to run snake and customer agreed. Went ahead and ran snake and afterwards ran camera from clean out. Found out there was a lot of sludge buildup in pipe and recommended customer replacing section of cast-iron with PVC and customer agreed. Went ahead and cut out section of cast-iron and capped off drain. Rerouted drain to tie into another drain line. Afterwards filled up sink multiple times to test and now kitchen is draining as it should and no leaks were present at this time. Cleaned up work area.

Call to assess and provide quote to get gas lines ran to fireplaces on second floor. Spoke with Ms. Leslie on site and she has already had a fireplace contracting company put, and they have determined the current setup will accommodate a gas fireplace if gas lines are present. I assessed gas system. No issues with gas demand, as the meter and valve can accommodate the two gas fireplaces without requiring an upgrade. Existing appliances include hvac unit in basement, tankless water heater, stovetop, fireplace. I have provided an estimate to install gas lines and rough in for fireplace. While on site I also assessed water pressure, taken at the water heater. The pressure reads ok, but the prv is show in a manufactured date from 2016. The set screw is also almost all the way in, meaning the pressure should likely be a little higher. I don’t believe that the waterline is still galvanized, as I see the old galvanized line entering the home is discontinued. A pex mainline appears to have b
For This customer they had a slinky style drain for the lavatory sink in the upstairs hallway. The fix was to get rid of the slinky style drainage and install all mechanically glued fittings in order for proper flow and proper function with no leaks so that is exactly what we did today re-pipe the drain line inch and a half line And installed everything with a new P-trap pipe make sure that all the fittings were glued and primed. The customer has ABS in the home so therefore what needed to be done is the stack for the drain line needed to be ABS to PVC cement once installed there’s no leaks recommended for the customer to replace the pressure reducing valve as well. It’s in the crawlspace. The water pressure is reading at 80 pounds. My pressure gauge is off by 20 pounds so therefore I recommend getting that replaced as well. At this time there are no leaks from the work that was done today. Everything is all set and the sink flows just fine.
Customer initially contacted us regarding a non-functioning garbage disposal button. Upon evaluation, we confirm the air activated switch mechanism has failed. Replacement was recommended. During the full system evaluation, water pressure was tested and found to be within safe operating limits. We also identified 2-50 gallon water heaters that were manufactured in 2008 and a failed thermal expansion tank. Due to the age and condition , immediate replacement of both water heaters and associated piping in parallel, as well as expansion tank is strongly recommended to prevent potential failure and property damage. Estimates were provided for recommended work. (we left garbage disposal off due to switch, not shutting off immediately creating a potential hazard)
Returned for a noise issue the customer was having with the recirculation noises. Found that with the pump set to max speed it was causing movement in the walls for pex b piping. Set pump to medium speed and corrected the issue.
Was called out due to a urinal leaking at the spud connection in the new building men’s bathroom. Removed the valve and trim and found the spud to be barely inserted into the hole and it was pretty corroded. Removed old spud and installed new urinal spud. Put trim back on and tested, no issues. That urinals shutoff has a slight drip, maint is aware. Bill out.
Water heater is 10 years old. Electric tank type with smart display. Error code indicated take had over heated. Triggered the reset which the customer pressed and then had no further issues. Believe the cold water flowing into the house caused the older element to draw more power to heat the water up sufficiently and caused it to overdraw power. Left quote to replace the water heater should the issue persist. No further issue at this time.
Customer contacted us regarding multiple leaking toilets . Upon arrival, a diagnostic evaluation was performed, which revealed that the toilets were significantly aged, and no longer cost-effective to repair. The customer was informed of our findings and advised the replacement would be the most reliable solution given the condition and age of the fixtures. Customer approved the recommendation. We are scheduled to return the following day to install And supply three new toilets.

Customer had a water heater that had leaked and had water leaking out under the carpet and walls. Recommended Provision to come out and remediate. Customer scheduled them to come out in the morning. Replaced 40 gas with a 50 gas. Installed a new thermals, drip pan, and shutoff. Tested all work to ensure proper function and no leaks. Informed customer that existing vent goes to a chimney. Recommended having an hvac company inspect the venting.
For this job, CUSTOMER called us out to do a pull in reset on their water heater in the crawlspace. The customer is having an encapsulated so in order for the people that do the crawlspace they needed it removed in order to properly encapsulate the space so therefore we will come back to reinstall the water heater With the same existing one customer currently has a Bradford white water heater. I disconnected all the necessary components gas, water and the vent, to insure proper removal, once uninstalled there are no leaks used two propress caps to complete the project.
Customer needing customer supplied Moen Flo installed and a toilet auger was upstairs upon arrival. Customer stated his neighbor had a Moen Flo installed so he bought one and wants us to install it, customer also stated the toilet upstairs hasn’t been flushing right for the last few days. Informed customer we could install the Moen Flo with no warranty due to it being customer supplied. Also informed customer we could auger the toilet out upstairs. Gave customer estimate, customer approved estimate. Installed the Moen Flo device and help customer set up the app on his phone, also augered toilet upstairs. Turned water back on to check for leaks and found no leaks. Toilet and Moen device are working properly, no leaks upon departure
Call for leak under sink. Arrived and met with Isabell, the tenant for this property. She said there is occasionally a leak from behind the sink in the main level powder room. Inspection revealed the following: rust and deterioration present on faucet stems and housing. Pop up assembly appears to have been recently replaced. The pipe up trip lever housing is leaking. I did briefly attempt to reset but leak persisted. I believe there may be a small crack, but I am unable to inspect further wi5out removing it or moving the pedestal sink. I am providing estimates to replace the pop up, as well as the faucet. After speaking with Ms. Sylvia, she elected to replace the pop up drain assembly. I removed the failed plastic assembly and installed a better quality brass assembly. I tested for leaks and ensured work space was cleaned up.
Upon arrival, shower was working fine handle was loose tighten handle, and set temp guard to appropriate temperature. Everything is working as intended at this time.
