Excellent Service!

We wanted to have our fireplace fixed for the holidays. We called Chen plumbing. The guys came out and looked over the fireplace, gas line and the crawlspace. Chase went over what they found and explained our options. The guys did the work requested and Chase went over their work, showing me the results. They were great! Chase was friendly, professional and answered all my questions.

Disappointed

I had a clog in the kitchen drain line which I isolated to an old 3" pipe. I asked Chen to snake the pipe to break the clog. After accommodating the re-schedule to clear the clog, Tim arrived and insisted to replace the drain pipe, then snake it and replace the perfectly good disposal. $3800. When I asked him to just snake the pipe to clear it, he refused and said I should do it myself or find another plumber. Ridiculous. The next day I DID clear it myself with water pressure and tightened the seal on the disposal. Now all is fine. Tim didn't want to do a simple job for a lower price. This is the second time he has recommended much more expensive work. Last time it was $2500 for digging up pipes when a snake clean out worked fine for $500. I won't use him again.

For this job, we were called out to give an estimate on installing a new 40 gallon water heater. The customer had one from 2007 that needed to be replaced because I was leaking from the bottom but it turns out it was split from the back my first immediate thought maybe the pressure was high however the pressure is at 60 pounds of pressure so more than likely it was just end of life for the heater so what I recommended is that we go ahead and replace it with a brand new 50 gallon heater without the stand and put a pan in Install a new gas flexible line rather than the soft K copper in addition to that installed a new thermal expansion tank with the bracket to support it at the front of the water heater added all the necessary, pro press, connections, and pipe once installed there are no leaks of gas and or water tested the gas with bubbles and to ensure that there’s no water leaks, ran my hand across every single fitting to ensure that there’s nothing leaking at this time. Call for leak search in utility room. Spoke with Tom and gathered history of issue. He states that leak has been appearing for several weeks, and he has had an hvac technician out multiple times to search as well. I checked pressure on home and found it was nearly 80psi at ~3pm on a weekday. Water heater is 8 years old. Thermal expansion tank bladder is ruptured and is waterlogged, a symptom of intermittent high pressure. I inspected the prv and found visible rust. Customer stated that sump pump in basement was constantly kicking out water. Arrived and took a look at some pump and noticed that pump didn’t have check valve on it. Also, customer mentioned that he turned Spicket on to prevent them from freezing and hasn’t shut them off. So I am assuming that the reason the pump was kicking so often is because the water coming from the Spicket was getting down into French drain for sump pump, causing it to fill up and kick out. And when I did mention this to the customer, customer said that the timeline for the pump starting to kick out water a lot was when he turned water on the Spicket. Give customer options of looking into the pump and also install installing check valve. At this time, customer didn’t want to proceed with any repairs, but customer went ahead and shut off Spicket to see if that fixes the issue.

She would supply us with faucet and we would go ahead and install them so that is exactly what we’re gonna do on Sunday. She ordered two brand new faucets from Home Depot and we’re gonna get them installed Without in mind. We’re gonna go ahead and replace the 20 inch supply lines for both hot and cold for both sets of faucets and potentially if we need to replace the pop-up assembly, depending on the faucet at this time, no work will be performed today. However, the job is scheduled for Sunday. Water pressure is normal. Did not take a look at the water heater because it was in a locked room. CUSTOMER has a tankless water heater from prior notes.

Customer stated that there was a leak coming from her unit to the unit below. Took a look behind access behind tub and found leak coming from waste overflow. Stated to customer that we can replace the seals and trim pieces or replace piping with the seals and trim pieces. Also tub was draining. Slow recommended sneaking drain. Customer agreed to replace piping with wasting overflow trim pieces and also sneaking drain. Went ahead and installed new piping with new pieces and ran tub gun to clear stoppage in drain. Tested and didn’t notice any leaks at this time. Also caulked around trim pieces in shower. Found that by overflow tub is cracked and don’t know the extent of the cracking. Also, very common for cast-iron tubs because where they drilled overflow will be a weak point for the tub. Stated to customer to customer that if cracks are all the way through water can get and leak out that way. Told customer keep an eye out for leaks. Cleaned up work area.

The water pressure is at 70 psi did not see a pressure reducing valve in the house. It could’ve been outside. The water heater is from 2013. Recommended to replace it sooner than later the thermal expansion tank is bad. Made a note of that for the CUSTOMER CUSTOMER is thinking about going through their home warranty to get it fixed or replaced at this time. Call for concerns with polybutylene pipe. Met with Kyle and discussed concerns. He and his family moved in to home approximately one month ago. During an inspection there were several items flagged. I reviewed some of the concerns and performed a thorough evaluation. Primary issues identified -Polybutylene in mater bathroom jetted tub (copper in floor, poly is only 6-8 feet of pipe on hot and cold) -S trap in kitchen, and double trapped. Bathroom is a ranch style home so as soon as the toilet supply line kicked on, it flooded the entire house for majority of it. I’m not sure the extent of the damage due to the fact that I was not the first one here I just went ahead and replaced the supply line on the toilet but not only did I replace the supply line. I had to replace the fill valve due to the fact that the fill valve had cracked when the supply line was on it once I replaced the pressure reducing valve. Returned and install a new Rinnai RE199in in utility room in customer garage. Connected to existing gas, vent, and water. Set parameters to the correct setting and set temp to 125. Tested all work to ensure proper functioning and no leaks. None were found.

Call for high water bill. Arrived and discussed concerns. Water bill was $1,200 during the last bill cycle. I inspected all four toilets nd found extreme degradation of flush tower gaskets, allowing all four toilets to run constantly. Home is only five years old. Pressure is 50 psi. I inspected all four toilets nd found extreme degradation of flush tower gaskets, allowing all four toilets to run constantly. Home is only five years old. Pressure is 50 psi. 

I recommend rebuilding or replacing all toilets, as well as installing a whole home filter to help protect the plumbing system.

Customer stated that kitchen faucet wasn’t working properly in that side sprayer was not functioning. Recommended to customer to have faucet replaced which customer already purchased kitchen faucet. Went ahead and installed. Customer supplied kitchen faucet and tested. Now, kitchen faucet is working properly, and no leaks were present at this time. Also, water heater is over 10 years old and the thermal expansion tank has failed. Recommended to have water heater replaced. Also garbage disposal has rusted through and also recommended to have that replaced. Will send estimates to do so.
