Customer having back up issues upon arrival. Customer stated the toilet downstairs was backing up but has since stopped backing up. Informed customer we could run the camera down the line and locate the issue. Gave customer estimate, customer approved estimate. After running camera found root ball below the porch as well as most of the sewer line was back pitched and there is a crack in the cast iron at the foundation. Gave customer 3 options for replacing just a section of the sewer line, or replacing the whole line.
Came out to this customer home to take a look at an issue he was having with his dishwasher. I took off the trim plate to look underneath the dishwasher to see where it was leaking, and the leak was coming from the solenoid of this dishwasher unable to fix the dishwasher, upon the further inspection of the plumbing his water heater has a little bit of rust and corrosion, and the water pressure is at 70 psi. At this time the issue at hand was the dishwasher leaking and dishwasher failure.
Call for clogged toilet. Arrived and found men’s restroom toilet clogged. Used auger to clear localized blockage. While inspecting inspection I found that the toilet is incredibly old. The gaskets are in a SEVERELY deteriorated state. The flapper is falling apart. I strongly encourage replacing this toilet before it leaks on to floor. I am proving estimates for a regular toilet, and for a pressure assist. The women’s restroom has a pressure assist toilet already. During this work I noted that water was coming out forcefully from faucets. I went to basement to check water pressure at the water heater. Water pressure is approximately 72psi, 12pm on weekday. Water heater is 24 years old and developing a leak on old galvanized waterline on hot outlet. I recommend replacing this water heater immediately, as it is far past its life expectancy. Remove 2 3/4 old gate valve ps and install 2 new quarter turn ball valves. Customer stated that in guest house three handle shower valve broke and wouldn’t shut off. Stated to customer that shower valve will need to be replaced to a single handle shower valve. At this time, customer just wanted water shut off to guest house. So in crawlspace, found both hot and cold shut off, but wasn’t able to shut off due to corrosion on gate valves. Recommended to have valves replaced in customer agreed. Went ahead and installed new quarter turn ball valves. Turn water back on and tested, and no leaks were present at this time. And now there is no water going to guest house. Will send estimate to install single handle shower valve.
Client called us out due to one of their caregivers flushing “flushable” wipes down the toilet, which is on cast iron piping from the 70’s probably. It had backup up the tub as well, but no other fixtures were affected. Removed the water and paper from that toilet and pulled it up. Ran the sewer camera down the line an hit a large blockage of wipes and paper. It took a minute, but after a lot of passes through it, I was able to free it up and get it cleared with the camera. Cast iron actually looks fairly good inside, video included. The water shutoff for the toilet would no longer shut the water off, so we replaced that failed water shutoff on 1/2” copper with new angle stop, new toilet supply line, and new chrome escutcheon over the hole. Sat toilet back down on new wax ring and tested. Threw a shim under the toilet to sturdy it up, client is now good to go. Home water pressure is 65 psi, safe range is 50-79 psi. Customer needed a kitchen faucet installed, a garbage disposal installed, and a dishwasher installed post kitchen remodel. Customer also needed drains reconnected below as well as a new sink strainer for the second compartment on the sink. Informed customer Chen Plumbing doesn’t do dishwasher installs. Tested all work to ensure proper function and no leaks. None were found. Was unable to get pressure gauge on heater and there was no hose bib for the unit. Confirmed the building is regulated by a community prv.
For this job we replaced the tub drain on the bathroom tub in the hallway, the previous putty and the rubber seal had corroded as a result it started to leak, it was just a small drip coming from the front side of the drain. We had came out here to figure out if it was related to the previous work preformed however it wasn’t. So therefore we replaced the tub drain with a brand new one and put in a new seal and putty. Once complete we checked for a leak. We ran a good amount of water to insure it wasn’t leaking anymore. Following that I put the Moen trim plate back on with the handle and resealed the trim plate with clear caulk. Once complete there is no leaks from repair.
Call for no water pressure on hot side in kitchen faucet. Arrived and met with Matthew. He showed me the kitchen faucet which had poor flow from the hot side. All other fixtures have normal flow. Inspection revealed a slight drip on the hot side shut off valve. Both shut off valves are very old. I discussed options and concerns, stating the shut off valve gaskets have broken off and caused a blockage in the lines. I rebuilt shut off valves. After restoring water I attempted to back flush the faucet to clear the blockage, but the blockage was not able to be removed. Checked water pressure and read at 62 psi at 11am on a weekday. Matthew did express that some symptoms of early prv failure were present, specifically high pressure in the early morning when water is first being used. This is consistent with a pressure regulating valve failing in the early stages. Customer stated there was leak under icemaker cabinet. Went ahead and removed sheet rock and didn’t notice any water leaks. Did find that drain wasn’t in drain hole so went ahead and extended drain piece to go into drain hole. Stated to customer that the drain was going onto the floor, which was causing the sheet rock to soak it up. Cleaned up work area. Also stated to customer that building pressure is above 80 psi and will recommend to contact property manager to get pressure issue addressed to prevent future leaks. Will send estimate to install new PRV.
Customer needing two kitchen faucets upon arrival. Customer stated he purchased two new Kohler faucets to install. Informed customer we could install the two new ones. Gave customer estimate, customer approved estimate. Installed two new customer supplied faucets. Turned water back on to check for leaks, found no leaks. Faucets are working properly and no leaks upon departure
Customer had a small ring of discolored water around the tub shoe of basement tub. Customer had concerns that the tub had maybe backed up. Pulled the hair strainer and found a sticky residue that was discolored from water sitting around the tub shoe. Informed customer that the tub shoe likely just needs to be cleaned and that there is no imminent signs of a blockage at this time. Tub drained normally.
Call for repeat sewer issues. Ray states that he has had slow draining sewer lines, and the issue in the downstairs bathroom has gotten worse over the last few weeks. Roughly 14 months ago he had some work done to the sewer line outside, but can’t recall when the septic tank was pumped last. One bathroom, kitchen, and laundry on main floor. Second bathroom upstairs. Inspection revealed that the bathroom group and ,ost of the sewer lines have been replaced by pvc. I don’t know if pvc goes all the way to the septic tank or not. Pressure regulating valve is old and should be replaced. Ray declined work today but requested an estimate for this work. I have provided an estimate for the pressure regulating valve. I also recommended that Ray contact a septic tank company to service the tank.

Upstairs rebuild 3 toilets and also rebuild 1 toilet on main floor. Also snake shower drain in master bath. On main floor rebuilt, toilet by replacing fill valve flapper supply line and also trip lever. Upstairs for two toilets replaced fill valve, flapper, supply line and trip lever. And for one toilet upstairs, just replaced fill valve flapper, and supply line. Tested all toilets and no leaks were present this time and no toilet toilets were running at this time. Also snake master bath shower, drain and pulled back lots of hair. Afterwards tested and now shower is draining as it should. Cleaned up work area.
