Client called us out due to there being a leak coming from the upstairs hall bathroom shower valve, causing some damage below. Sheetrock had already been cut open for us to see the valves issue. When running, the shower valve was leaking from the cold side stem in the wall, due to it being broken out the valve. Unknown for sure the cause of the issue, but client did have over 95 psi of water pressure in the home which is a good bit higher than the safe range of 50-79 psi. To correct the water pressure issue we located the old pressure reducing valve and replaced it with a new 3/4” watts 25aub pressure reducing valve and also added a ball valve shutoff for the whole home so client can confidently use in future if needed. Home water pressure is set just over 50 psi. We cut out the old shower valve and added new ball valve shutoffs to the water lines so we could turn water back on to home. Homeowner states that he has a water mark in the garage ceiling and has a infrared camera and would use the camera after a shower to see if it was cold and yes it would be colder but not all the time and called us out to come and attempted to find the leak. Upon arrival I greeted homeowner and he showed me to the garage and I could see the water mark and took me upstairs to see both bathrooms. The tub and shower are back to back so there isn’t any space to open the drywall and access the tub so I cut the ceiling water mark in basement. Upon opening I could see the tub and ran the spout normally but didn’t get any water. Then I used the body sprayer to get water above the overflow, tub spout and handle area. As soon as I got the area wet there was water dripping down in the garage right were the water mark was. I could see there was a lot of caulking around the spout and handle trim.
