Water Heater Raptor

Extremely expensive. $570 to install a small part and adjust some piping. That’s the prices of a new unit. The tech was nice enough but I felt like he was trying to sell me a new unit or tankless system

Braden came out and met Larry. We also met Kelsey when she got home. Larry was interested in redoing his mechanical room to gain some space for a water softener. He was interested in a tankless water heater as well for the room. He does have gas but we let him know that he would have to make some upgrades in order to meet demands for a tankless water heater. We would also have to add some electric for the unit. Larry felt as if that was too much for the work for a tankless to be accomplished. For cost affective reasons we recommend to stick with an electric water heating system. The current tank water heater is 10 years old and is a 50 gallon tank that needs an expansion tank. We would have to pull out the washer and dryer in order to work on this water heater or to pull a new water line in for a water softener. We recommend to have a water softener installed and a new water heater installed. We see this as the best investment for Larry and he said he understand and agrees. We did a cr

Upon arrival Brigham told Nick of a few issues with the master bed bath and the half bath in hall first floor. Brigham said he installed a bidet and the valve would leave after installed. Also that the toilets was not flushing properly. Nick check the two toilet and at this time no issues. Nick did offer options to replace one toilet and rebuild another and Brigham went with just replacing the leaking valve as they are selling the home soon. Nick Replaced angle stop in master bed bath. - Warranty the current tank for you by the manufacture. - We will have to process warranty with State in person. We will handle all warranty info directly. - We will make the necessary upgrade to the tank venting to prevent condensation from destroying the blower motor. - Mount the expansion tank properly to about the plastic pipe for the home. This will prevent the pipe from pulling out and breaking overtime. The current plastic pipe for the water heater seems to be separating but not leaking. This will include a new expansion tank. - We will provide a 1 year warranty on our install that is transferable to the new home owners. We will not cover anything happening to the tank itself. - Install a new outside faucet for the backyard. - Have no worries for the summer coming up. - 1 Year warranty on our install. Alex was called out due to a suspicion of a drain pipe leak, upon arrival it was found that there is wet spots in the wall of the bathroom. A diagnostic fee was quoted out to Cut into the drywall and find where the leak is. When cuts were made, it was found that there was a pinhole leak in the 3 inch PVC in the wall. After, a quote was given out to replace the section of 3 inch with brand new 3 inch to ensure no leaks of any sort. When prices were given out Jeremy opted to try to see if he could fix the leak himself. The quotes will be sent out to Jeremy‘s email just in case he is not able to fix it.

Cliff called out spartan plumbing for a couple issues in his home. The main hallway tub and shower has a constant stream of water coming out of it. This shower valve is a Moen brand. Cliff also mentioned that the softener has been in bypass since 2018 due to salty water. Cliff also has concerns about his tankless heater. Cliff had the tankless heater flushed in 2020 and the previous plumber had stated that the heater may not last much longer. Toby called the city of bellbrook to turn off homeowners water for 2-1-23. While water is off Toby will be removing old water softener unit, installing a new main water shut off valve and replacing the shower valve in main hallway bathroom. 1 year warranty parts and labor.

Clean sewer from clean out in back yard to clean out to side yard then from that point to the street remove whole house filter and replace with new 3/4 copper. Cut out saddle valve and install a tee with new angle stop with braided line sewer had roots towards the street also at the clean out by the patio the riser looks like is shifted and pulling away from the wye (sweep) and allowing dirt to fall into line also at the same clean out the line seems to be running flat and building up paper pulp which could cause a clog. Jim is aware and will think about what he wants to do and also talk to Julius about it.From the side clean out the line requires an extra ‘50 of cable.

Came out to the General Dollar due to leaking hot water heater. Water heater is a 6 gallon electric AO smith located in ceiling of men’s restroom. Water heater is still under manufacture’s warranty (2years old). Leak appears to be coming from supply and return connections. Nipples for supply and return in water heater are galvanized and supply and return lines were plumbed directly to copper causing electrolysis, both connections are leaking. Thermal expansion tank above water heater appears to be ruptured and full of water as well. Went to get whole building pressure from mop sink and T&S 8” mop sink faucet’s vacuum breaker is blown. Recommend replacing. Highly recommend outing PRV on system. Back flow preventer is leaking. Which means some part of back flow preventer has failed. Recommend contacting Dean’s plumbing for back flow inspection. (937)- 372- 0821

Technician Mike preformed a 65 point plumbing inspection. The master bathroom is not in use at this time. The laundry sink in the half bath/laundry room is not being used at this time either. The water meter could not be located due to snow being on the ground. Sally told Mike she is going to contact the city to have them locate and mark it. The existing water softener still works and is serviced by Grants. The home has 2 water heaters. A 40 gallon A.O. Smith gas in the hallway. The other is a 40 gallon electric A.O. Smith in the garage. The areas of concern are as follows: 1. The existing 3/4 hp garbage disposal no longer functions. Upon arrival Sally explained to Mike it is not receiving power. Mike hit the reset button. This made the unit humm but not spin. The Allen key was used to attempt to free up the blades but it did not work. The unit will need replaced. 2. Replace 50 gallon power vent The Stuber’s had us out due to a leaking 50 gallon power vent water heater. We decided replacing unit was best option. By adapting on to cpvc water lines with copper/glue on adapters we were able to install new AO Smith natural gas 50 gallon power vent unit. System is fully functional and water is hot. New install includes a 6 year tank, parts, and labor worry free warranty.

Braden on site met Dakota on site and he showed us his primary issue for today. He has us take a look at a leaking water heater in the basement. It has been leaking for a few days now. We found the tank and relief valve to be dripping. The water warranty will expire on 8/20/23. We found the expansion tank to have failed and is about to fall off of the piping to the water heater. While checking water pressure we found a bursted hose bib for the backyard. This outside faucet will need to be replaced. The home is only 5 years old. We gave Dakota many different options as far as his approach. He let us know that he was not ready to make a decision today but appreciated the info for todays service. Braden will follow up with Dakota in the morning on Thursday to see how/ if he would like to move forward.

The Stuber’s had us out because of water in water heater pan. Water level is not quite yet to the drain pipe but close. I would give it a matter of days till water level in pan suffocates burner. Pan plumbing does appear to be appropriate enough to avoid pan from over flowing. The Stuber’s would like a little time to discuss wether they would like to do a power vent replacement, or convert to a tankless. I will be following up with the Stuber’s tomorrow to discuss the proper solution. The Stuber’s currently have hot water.

Technician Mike responded to a call concerning a main line drain clog. If any fixture in the home is used, waste and water will come up in the shower in the master bathroom. Upon investigation the Homeowner Matt pointed out an outdoor pvc clean out in the backyard. It was opened and no standing water was found. It is a one way clean out as well. Matt was looking for the original clean out closer to the house when Mike arrived. Multiple options were given. Mike explained that the clog is under the slab in the building drain and he would need to get on the roof and cable it through the vent stack to clear it. Matt signed off on this option. Mike did explain that he had to go get the proper drain equipment to cable through the roof. If Matt found the clean out while Mike was picking up the equipment there is a chance he could clear it through there. We were called out for a no hot water issue by Richard. Richard just bought the home and has only lived in here a few days. We found that the water heater was only a year old. We offered to diagnose his no heat issue and we found that the water heater lights and keeps a pilot nut fire not burn. We found that the glass vile for the burner chamber had ruptured due to make-up air issue or back drafting issue. We saw that the doors for the mechanical closet were not louver doors and they had a whole house fan. These issues can cause a negative pressure in the home that will have your heating equipment starving for fresh air. We contacted Rheem and they sent out the replacement parts for the unit that will be sent to the home owners property. We also will have to make a correction on the slope of the exhaust pipe for the water heater. Richard chose to do both of these repairs. We collected for our diagnostic. When the parts come in Richard knows to call us back and we will schedule service

Technician Mike responded to a call concerning a backed up kitchen sink and a slow draining tub/shower. Upon arrival the tech seen that both sides of the sink were holding water. The drain line can be seen in the basement. It is all pvc. The upstairs tub/shower in the hallway bathroom is slow draining. Water was ran. It’s drains but very slow. Multiple options were given. The tech then cleared a local clog of hair and gunk in the tub shoe of the shower drain. It is now draining correctly. Then Mike went to the kitchen and used a wet vacuum to drain the kitchen sink down. Disassembled the ptrap and cabled the line clearing obstruction. Tested afterwards by running water for 5 mins, doing a dump test and going to the basement verifying the water was draining all the way through the line. “3 Month Warranty on both drain lines”

Nathan had us out to look into a leak in the basement bathroom ceiling. Old patch almost just fell right out. Directly above wet spot/hole is upstairs toilet. After many flushed no apparent leak to wax ring or seal. After running shower briefly we noticed water dripping in ceiling of down stairs bathroom. There are cracks in tile grout lines from age. It appears water is making its way through old shower tile surround and leaking down below. Recommend replacing tub/shower with new tub and three piece fiberglass surround. Will attach estimate to replace shower and reset toilet, upon request of customer.
