Upon arrival Krista told Nick that the sewer was backing up and sewage came out onto the laundry floor and parts of the finished basement. Krista told Nick that they have to have the roots cut out every so often. Krista also told Nick they have had multiple options to dig up the line to have a permanent solution but did not want to proceed with anything. Nick Cleared main from 3” clean out in basement clogged with roots. Nick ran the line100’ 4xs to make sure line was clear. We are only able to get 3” blade’s through the line due to the 3” clean out. Technician Mike responded to a call concerning a cracked toilet in the hallway full bathroom. Upon arrival Mike met Irvin. Irvin said that he had accidentally cracked the toilet over the weekend. Mike also took a water pressure test showing 55 psi. This is good. Multiple options were given. Irvin agreed on a New American Standard Cadet Pro toilet. The toilet that was dropped off to Mike was an American Standard Champion Pro. This is an upgrade from the cadet pro. This was explained to Irvin that the price would not change and Mike can go ahead and install the upgrade. Irvin agreed. When the old toilet was pulled it was discovered that the original flange is very aged and a repair had already been made on it. The johnni bolt were seized to the flange. It was shown and explained to Irvin that Mike would attempt to clean up and reuse the johnni bolts and set the new toilet if possible. If not, the flange would need replaced. This did work. Technician Mike responded to a call in a duplex concerning water leaking from unit 103 down through the bathroom ceiling in unit 101. Upon arrival Mike met Jamie, unit 101. She showed Mike her bathroom ceiling above the tub/shower had water damage. Jamie then took Mike upstairs to unit 103 and introduced him to Emily, unit 103. The top portion of the tub stopper was missing and misaligned. Emily also showed Mike that her lavatory faucet has very low pressure on the cold side. Mike then called the property owner Yasmina and explained the situation. To start, Yasmina agreed to have Mike cut a hole in the bathroom ceiling to gain access below the tub for unit 103 to pin point the leak. After this was preformed it was discovered that the seal of the tub shoe was bad. Also there is no water proof caulking around the tub. Multiple options were given. Andrew called us out to take care of some burst pipes in his home. We found that the home was half on a slab and half on a crawlspace. He would like to have pex waterline’s installed force home. We let him know that Pex is a good material to combat with freezing water lines. The waterlines in the slab part are in the outside wall but is double insulated. We did recommend to him that he installs the waterlines in the slab but he does not want to go forward with that. We gave him several options as far as his approach on where he wants to attack. He said he would like to see if we could work on the pricing for his needs. <br>

Technician Mike was called out to a clogged main line. Homeowner Kevin said he has it cleaned once a year for root intrusion. The tech then cleared the obstruction of roots via indoor clean out. Drain supervisor Mark then did a camera inspection of the line verifying it was open and clear. Water was ran during the camera inspection showing it was open and draining all the way to the city main. “6 Month Warranty on Main Line”

We were called out for a bursted outside faucet for the front of the house. This faucet needed to be replaced. The faucet leaked when water was turned on and caused some floor rot in the kitchen. The floor is sagging and needs repaired. The outside faucet leaking was the cause of this occurrence. We recommend dry patrol as a referral. Install a standard outside faucet for the side yard. 1 year warranty on install. No warranty on freezing and bursting. Includes new connections and to drain the water down.

Mr chafins contacted Spartan plumbing regarding toilet mounting bolt issue. Provided client options today for repairs and only wanted toilet pulled and reset with possible toilet flange repair. After removing toilet found at toilet flange cast unit brittle and needing replaced. Replaced with new PVC expansion flange and that’s setting concrete with anchor pins to help provide support for toilet flange. While concrete was setting evaluated defective hose faucet located outside of home and provided clean options for repairs reset toilet verified all is functioning and sealed with clear silicone to floor to prevent any further movement. One year parts and labor warranty included with today’s service cannot be responsible for existing toilet and any other existing components. Andrew was your technician today .

Installed a new genuine Mansfield flapper for the hallway main public toilet. Toilet was running before we showed up. 1 week warranty on the flapper only. We recommend if any other issues, replace the entire toilet or completely rebuild the tank. Shutoff valve for the toilet does not work.

Justin had us out due to a burst hosebib. The hosebib has been broken for quite some time. Spartan Plumbing replaced the old hosebib with a new hosebib with a 1 Year Parts And Labor Warranty. Spartan Plumbing had to shut the water off at the outside meter due to the location and age of the main water shut off valve. Pricing was adjusted per General Manager.

Clarance had us out due to a broken garbage disposal. His current disposal is 1/3 HP and has burnt itself out. He also mentioned problems with his faucet hose getting caught on piping. Spartan Plumbing will be installing a new 1/2 HP Disposal along with new water stops for the faucet and dishwasher. Technician installed a new 1/2 HP badger 5 garbage disposal and 4 new water stops underneath the kitchen sink. Existing water heater was from 1978. Unit was leaking or not because I can’t water. We installed a 40 gallon blanket atmospheric natural gas water heater. New connections on top and a new gas line drop to the unit. Removed an old packing nut quarter turn valve for the gas. Install a new drain pan for the unit. Includes all permits and inspections necessary for water heater replacement. Six year warranty on the entire install. Recommend to replace galvanized waterlines in the home. Will be submitting quotes for a re-pipe, softener and other small repairs.

Technician installed new basket strainer and two water shut off valves under sink in the break room/kitchen. Tested afterwards. No leaks and draining properly. Tech also looked underneath all the sinks in the building and nothing is leaking. The laundry sink in the maintenance room show signs of past leaking. So does the water heater, installed in 2012. Also both expansion tanks, one next to main water shut off and one over the water heater are bad and need replaced. “1 Year Warranty on parts and labor”

Tech found the tub drain was draining very slow. Tech snaked the tub drain again. Pulled old caulk strips out of line. Tub is now draining as should. Continue warranty from original visit.
