- We have prepared an estimate to replace the 40-gallon electric water heater in the outside utility closet, taking into account all necessary code requirements and modifications. - It is also essential for an electrician to come and repair or replace the existing 220V power line that supplies electricity to the water heater. We recommend that this repair be completed before the installation process. - Due to the nature of the job, we kindly request an extended appointment or two technicians dispatched within a regular appointment window. - We are pleased to inform you that the job was successfully completed on October 12, 2023. The water heater has been replaced, and we have thoroughly tested the water supply without encountering any further issues. - We highly recommend having an electrician inspect and assess the electrical wiring connected to the water heater, as we have noticed frayed lines.

Customer/ Tenant States: She has no hot water/ very little hot water. Our repair last time did not help the hot water situation. Technician Notes: Out today to provide an estimate for ResiPro to replace the 40 gallon electric water heater in the outdoor utility closet per ResiPro’s request. Unit is not creating hot water like it should and I recommended tank be replaced. On previous trip, I rebuilt the inlet side. ResiPro also needs an electrician out to look into the power line running to this water heater. It is not protected and the threads are frayed. Resolution: Built estimate to a new water heater to be installed. ResiPro will need an electrician out prior to us installing a new water heater as this electrical line is not proper and/ or long enough. Job Notes: During safety inspection I was unable to locate an exterior sewer clean out. Job Status: Complete. Autho: Submit estimate to ResiPro Estimates: Good to send.

Customer stated that their tenants weren’t getting consistent hot water for longer periods of time in their upstairs and downstairs bathrooms/showers. We found the water heater outside in a utility shed against the back of the house and found the two thermostats on the water heater to not be at the same heat, the lower one being turned down to 110 while the upper thermostat was set to 150. This could be the cause of them not getting longer and more consistent water, because as the unit will use up hot water from the top of the tank, the water further down the system won’t be as cold so the customer could perceive this as the lose of heat. We also found serious evidence of water damage on the top of the unit. The cold water intake for the water heater is corroded and actively leaking from the 90 directly off of the unit and on to the top of the unit. We turned up the heat on the thermostats so they are on the same temperature. We then informed the tenet that we will be submitting th

Out today to address tenant concerns of one toilet not flushing and the other would have the handle come loose. Rear toilet (under window) would have the water level rise when flushed and slowly drain. I was able to clear with a plunger and adjust the water level, now functioning properly. Front toilet has a cracked handle which would work loose. I replaced the handle and adjusted the chain, now working properly. Additionally while on site tenant asked if I could look at the tub/shower that was slow draining. I saw no debris in the drain (the loft and turn stopper had been removed). I was able to cover the overflow and plunge the drain which allowed for a bit better draining. Job complete Please bill out No estimates needed.
