CUSTOMER STATED : Kitchen sink is clogged TECHNICIAN NOTES : Out to the residence today for the concern of the kitchen sink being clogged. Crawlspace underneath has been remodeled, however kitchen sink drain has a cast iron riser that goes through sub floor. RESOLUTION : Ran sewer machine through kitchen sink drain on main level and cleared obstruction within drain line. After running sewer machine, we have filled kitchen sink up and drained water to properly test. At this point in time kitchen sink is draining properly. If problems continue to occur in the future, I recommend pulling a new 2 inch line through the kitchen sink cabinet to abandon the existing cast iron / lead. Customer states after work was done on the 20th yesterday morning they had brown colored water come out bathtub. She also stated that the water does not stay hot as long. Tested hall bathroom tub and faucet and kitchen faucet simultaneously for 20 minutes which was running approximately 5 gallons a minute. And the heater started to dilute aroun 15 minutes into running the water. I detected no issues with the heater at all besides the brown colored water. The heater likely needs to be flushed but due to the age of the heater we can not flush the heater. Job is completed.

The tenants complaint is that they are seeing a water leak around the water heater We found the leak is coming from the t&p valve on the water heater so we checked the pressure and it is over 100 psi We replaced the prv and the t&p valves Tested with no issues Job completed No new estimates are needed

CM 03/12/2024 Customer stated: Tech notes: called out today to jet the sewer line under the drive way towards the home from the clan out. 65 feet in we found a forign object lodge in the cast iron line that can cause potential issues. If this sewer line continues to have issues we will need to return with the jetter and pull the farthest toilet on the line to run a jetter towards the street. Resolution: replaced 30 feet of pip on previous visit. This trip we jetted the whole line towards the home. Job status complete. Job notes:

Customer/ Tenant States: Thinks there is a leak coming from the water meter/ water line. There is a lot of water in this area. Technician Notes: Out today to look into a potential main line leak. Checked water meter, meter is not spinning. Meter box is full of water, but it is wet uphill from the meter. Followed water all the way up to behind neighbors fence. Neighbor pulled in while I was onsite and asked if he had a leak coming from his backyard. He recently had new drains put in that run under the back deck and out to the ditch between the two homes. With the increased amount of rainfall we had over the last couple days, and the time the water takes to permeate the soil, this explains why the yard is soaking wet. Resolution: ResiPro may need to look into the landscape company to have a French drain installed. Ground is soaking wet, if this continues it could affect the foundation on the left side of the home. Customer stated: they wanted to add a building to there home and wants to know the cost of plumbing. Tech notes: called out today to give a rough estimate on extending the plumbing to a building that will be added to the property. Home owner does. It have any blue prints of what she wants but knows the area she will be adding too. The home owner has a plot in her back yard that is a 15’(W)x28’(L). This plot is 40 feet away from the closet plumbing fixture which is the powder bathroom on and interior wall in the garage. We will be providing an estimate to tie into the powder bathroom and an estimate to tie into the main sewer line. Resolution: will rough in the sewer line and main water line for the addition they are adding to the home. Job notes: need to get with management on building estimates. Hose bibs are off. CUSTOMER STATED: They had a leak coming from the water heater in garage. TECHNICIAN NOTES: Upon inspection I found that this is a whirlpool 50 gallon natural gas water heater located in the garage of home, and is 14 years of age which is outside of manufacture warranty. I found that this unit is leaking internally from the bottom of tank, and it must be replaced. There are no repairs I can make. I let homeowner know I will need to submit to choice warranty, and this could take anywhere from 3 to 5 business days before I receive a response. RESOLUTION/RECOMMENDATIONS: We will have to replace the existing Whirlpool 50 gallon natural gas unit located in the garage of home with brand new tank, and all code required items to help fix/prevent any future plumbing issues. Customer/ Tenant States: Leak under kitchen sink. Happens when water is ran in the sink. Technician Notes: Out today to look into issue with a leak under the kitchen sink. Leak is coming from tubular. Tubular requires a minor rebuild. Resolution: Removed tubular and rebuilt with new washers. Tested for leaks after service was performed.
