The tenants complaint is that they are seeing a leak showing up in the basement ceiling We found the tub spout is leaking into the wall, the water is hitting the hanging shelf in shower and running down the wall behind the remodel plate Water is also running down the side behind the caulking and dripping down to the room below the bathroom We replaced tub spout, and caulked around remodel plate and tub spout, and caulked around base of the tub on the floor Job completed No new estimates needed
Customer/ Tenant States: After last tech was out to repair a leak from upstairs hallway bathroom, another leak has showed up. Technician Notes: Tested toilet for potential issues. No leaks found coming from toilet we repaired. I did notice water trails coming down the side of the tub. Floor is showing signs of rot. Seal at the base of the tub where it meets the tile is cracked. Resolution: ResiPro needs to send a floor/ tile company out to fix floor in front of tub. Technician found that there was multiple points on the side of the home that water is most likely getting in. The tenant has stated she was there last week and did smell a mildew smell but did not notice any water.
I find issue on the 3rd clean out locat at customer yard we need to come back and fix the issue
Tenet stated front hose bib is off. Water pipes ran into ceiling. Went into attic to find main water line stubbing up the wall into attic. Cut hole in bedroom closet wall to find main shut off PRV and hose bib valve that had been drywalled over. Hose bib had nothing ceiling the hole through siding so I sealed the hole and installed access panel where the valves are located in the closet. Job is completed.

After inspecting, we found the right side of the sink to be leaking from the basket Strainer. RESOLUTION : Replaced basket strainer for right side of kitchen sink. INVOICE NOTES; toilet keeps clogging TECHNICIAN NOTES; came out today for diagnosis of a toilet in upstairs hallway as of today it seemed that toilet may have been cloggged so auger would be necessary RESOLUTION: augered toilet and tested without further issues or concerns spoke to tenant and explained if it happens again we may need to pull toilet and run camera but as of today no further issues found
Called out today due to the toilet on the main floor rocking back and forth and the Roman tub in the master was dripping Upon further inspection found the Roman tub to be dripping from the hot and cold side And the toilet to be rocking due to bad install We shut down the water to the house drained down the house and removed the old delta faucet stems for the roman tub and replace both stems seats and spring on hot and cold side Turned water back on and checked for leaks there are no leaks at this time Reinstalled trim in tub and clean up work area Pulled the toilet in the hallway and found the toilet to be rocking due to the wrong wax ring being under the toilet and some grout making the toilet unlevel Removed the grout from around the toilet flange that was making toilet unlevel installed new wax ring and flange bolts and reset toilet Hooked toilet up and filled toilet Tested toilet to insure the toilet was working properly and was no longer rocking back and forth Cleaned
Customer States: Toilet in the upstairs hallway bathroom is not flushing properly. Will not flush solids. Technician Notes: Out today to look into issue with the toilet in the upstairs hallway bathroom not flushing properly. Began flushing toilet, toilet flush is sluggish. Water is going down slowly. No apparent clog in the toilet. We need to run the closet auger to see if there is anything lodged in the trap. Resolution: Ran closet auger into upstairs hallway bathroom toilet. Felt resistance closer to the back side of the trap. Auger managed to push through blockage, did not pull any foreign objects out. Test flushed toilet multiple times. Toilet is working as it should now. Asked tenant if there were any other issues and she said no. Job Notes: Found two sewer clean outs on the property. Enter 20570231 Flooring contractors built the floor too high, and we are not able to set toilet by normal means. We will need to make a return trip will need to make return Previous contractors also urinated in the toilet and did not clear the toilet after pulling it, which resulted in the inside of the bowl, being stained and an overwhelming urine smell throughout the bathroom. We recommend the replacement of toilet as well before new tenants move in. 4/18/24 Technician notes: upon inspection we found the toilet sitting on flange unsecured from previous visit. Used extended toilet bolts to secure toilet properly along with installing a new wax ring. Reset toilet and hooked up the supply line. Flushed toilet 4 times and checked and tested for leaks. Everything is working as it should at this time. Job status: complete Job notes: please bill accordingly Estimates: no further needed
CUSTOMER STATED : My water pressure is very low and the water doesn't get hot TECHNICIAN NOTES : Out to the residence today for the tenants concern of there being low water pressure in the home and water doesn’t get as hot as they’d like. Water pressure from back side hose bib tested at 40 PSI. indicating a malfunctioning double union zurn pressure regulating valve. Have tested water while on site and found it to be plenty hot from all fixtures in the home. Kitchen faucet has low water pressure from the “stream” setting but good pressure from “shower” setting. Faucet is not leaking and cannot be replaced at this time. Have advised tenant to use “shower setting” for the time being. RESOLUTION : Replaced defective pressure regulating valve located in garage. New valve has been pressurized and tested showing no further concern at this point in time. Homes water pressure now tests at 55 PSI with new prv. JOB NOTES : Home has several clean outs. Stated.. leak in crawl space Tech notes.. came out today to diagnose a leak in a crawl space upon arrival found a flow control that had gone bad and found the whole home shut off to be broken and the pressure regulating valve to be leaking. Resolution.. replace back flow preventer with pex and replace whole home shut off with ball valve and replaced the leaking prv with new one. No further concerns at this time Status.. complete Notes.. no visible clean out. No pressure picture due to the only hose bib being before the prv and unable to access home due to no access code.
