Service estimate to pull and reset toilet. To assess flange Customer has leak coming from master bathroom to ceiling below. Tested toilet as the stains are directly below the toilet and found water coming out of the base form the flange. Pulled toilet and found flange was low. Installed flange riser and new wax and tested. While resetting toilet bumped wall and this cause a hairline crack in the tank. Ordering replacement tank for toilet. Customer stated: water bill is high and toilet is constantly running. Technician notes: upon inspection found hall bathroom toilet fill valve installed to high causing water to constantly flow through the overflow. Adjust fill valve and toilet is not running anymore. Arrived on site an found tenant not to be home left teen aged kid home Awaiting parent to get back called customer and received no answer Out today 6/21/24 Trevor J. Return trip after previous technician was unable to get into home with proper supervision. Out today to look into issue with the main level powder bathroom toilet not flushing. Toilet is stopped up. Ran closet auger into trap and pushed through toilet paper build up. Opened front sewer clean out to ensure there was proper flow from toilet to main line. Toilet is flushing as it should, test flushed multiple times with a large amount of toilet paper. Job Notes: Completed safety inspection. Job Status: Complete. Customer/ Tenant States: Leak under kitchen sink. Technician Notes: Kitchen drain pipe/ tubular on the left side of sink keeps falling away from strainer. Took drain apart to find warped gasket. Customer stated: they had a leak coming from under the kitchen sink. Tech notes: while on site I found the leak in the kitchen sink to be non existent. Apparently home owner had leak coming from the tubular where a tubular nut was not tightened all the way. Home owner tightened it previously before I had arrived. Resolution: found no leak coming from anywhere. Job status complete. Job notes: no pressure gauge.

Customer stated: they had a leak under the sink. Tech notes: called out today to look at a leak under a sink. While on site I immediately found 2 issues. On was a tubular gasket and the other is the dish washer drain line. Resolution: the dish washer does not have a clamp to hold in place. I recommend to replace whole line in order to repair leak. Customer/ Tenant States: Leak under kitchen sink. They put a bucket under it to keep it from ruining cabinets. Technician Notes: Out today to look into an issue with the kitchen drain leaking. Water leaks from tut left side ABS tubular when water is ran. Leak is more noticeable when sink is filled and drained. Will have to rebuild minor section of tubular. Resolution: Removed tubular basket strainer flange, nuts, and washers. Installed new section of pipe with new nuts and washers. Ran water, filled sink and tested. Job Notes: Sewer clean out located on the exterior of the foundation, but inside of the concrete. Job Status: Complete. Autho: Bill to ResiPro Estimates: No additional needed.

Customer has 2 work orders with resipro for the same issues CUSTOMER STATED : Tub/shower in hallway will not turn off. TECHNICIAN NOTES : Out to the residence today for the concern of the full hallway bathroom on the upper level constantly running hot water. After investigating, I found the hot side stem for 3 handle shower valve to be missing a washer causing the constant water flow. Water pressure is good testing at 50 PSI from water heater. RESOLUTION : Replaced hot side stem washer for 3 handle shower valve in full hallway bathroom on upper level of home. After making repairs, we have fully pressurized the system and have found no current concerns at this point in time. JOB NOTES : Please bill resipro for work completed today. Customer has 2 separate work orders for same issue that has been resolved. JOB STATUS : Job complete.

Tenet stated that the upstairs master bathroom and hall bathroom toilets will run constantly Tested both toilet to find no issues with master bathroom toilet but hall bathroom toilet had a failed fill valve. Performed minor rebuild on toilet. While doing a pressure test to see if the PRV had failed found the water heater by the PRV has an expansion tank installed on its side on PEX pipe with no strap just. Small piece of PEX and some zipties holding it up. It has already started to lean. This can cause a failure with the water pipe causing a leak. I recommend replacing the expansion tank with a strap to prevent any issues that may come from it. Job completed. Estimates ready to send.

We arrived and no one answered the door I called and spoke with the tenant and at first she said she didn’t make a work order but then I asked about the ceiling and she said that’s right I do have a leak in the ceiling But they said they will not be home until after 4 I told her the office will get them rescheduled Job not completed missed appointment 3/19/24. James The tenants complaint is they are seeing water damage on the master bathroom ceiling We found there is a place where the ceiling has bubbled but is it completely dry We went into the attic and found the only items in the area is the water heater relief line and the hvac condensation line Both of which are dry with no damage to the pipes to indicate a leak We did notice that the wall 4 feet away from the area of the bubble Has a gable vent and there is clear water damage to the wall under the gable vent At this time there is no active plumbing issue This is rain water getting in and pooling in the ceiling c
