CUSTOMER STATED: No hot water TECHNICIAN NOTES: Out to the residence today for the concern of there being no hot water in the home. Existing 50 gallon natural gas water heater in the basement is not heating water properly. Water heater is under manufacturing warranty being only 5 years old. Water heater is not able to be serviced due to its positioning and cannot be diagnosed due to there being limited access to the glass window. Will need to submit to rely home warranty about cutting the hot and cold pipes to spin the water heater to the left so you can have the proper access to diagnose a failed part. After discussing options with customer they were interested in possibly replacing the existing unit but state they will call our in office in the morning after they decide whether they want to go through service or through the home warranty. Water heater replacement will need 2 guys to bring old/new heaters down hill in backyard. RESOLUTION/RECOMMENDATIONS: No repairs made tod

2/28/24 Preston B. Job notes : Out today for a return trip to replace the existing 50 gallon electric water heater on a stand in the garage of the home. Existing heater was leaking. While on site we notified the homeowner about our concerns with there being high water pressure in the home prior to pressurizing system. Homeowner spoke with management and authorized us to replace existing double union zurn pressure regulating valve located in the garage. RESOLUTION : Installed new 50 gallon electric water with all new code required items and replaced existing pressure regulating valve. After making repairs to the system we have fully pressurized repairs to test for leaks. At this point in time all repairs are not showing any leaks, drips, or concerns at this point in time and new 50 gallon water heater is heating up. CUSTOMER STATED : We have broken toilet upstairs and a rocking toilet downstairs. TECHNICIAN NOTES : Out to the residence today for the concerns with 2 toilets in the home. After we arrived we found a broken toilet located in the full guest bathroom upstairs and a loose toilet located in the powder bathroom on the main level. Upstairs guest bathroom needs to be replaced. After pulling powder bathroom toilet, we found the existing toilet flange to be cracked on both left and right side of the ears. Existing glue in flange is on slab, therefore flange will need to be replaced for toilet in powder bathroom. RESOLUTION : Replaced full guest bathroom toilet upstairs and installed a 2 piece round front glacier bay toilet. Replaced closet flange for powder bathroom. After making all repairs we have tested for further leaks, drips, or concerns. At this point in time there are no further concerns and tenants can use facilities as needed. Customer had a pipe break on a half-inch CVC line, most likely due to the bad insulation in the home. Crack is right next to an exterior wall and broke about 1 in.² past the 90° shark bite connection. Due to the location of the pipe and the weather conditions, we would be capping off the line today and once the weather and the restoration process has started, we will be able to come back and make the repair. The only fixture affected is the powder bathroom, hot side faucet with the rest of the home being able to be used as normal. Customer will be contacting us to get back on the schedule once the above items have been addressed. Out today 2/27/24 Trevor J. Return trip to repair the broken CPVC line in the basement ceiling that serves the hot side of the powder bathroom faucet on the main level. Removed CPVC and ran new 1/2” PEX all the way up to a new stop under the sink. Also found another broken 1/2” CPVC line serving the exterior hose bib. Cut out affected section and replace

Called out for leak from water heater. Found 50 gallon natural gas water heater n finished basement walk in pantry. Home owner has water turned off to water heater due to internal leak. Tank will need to be replaced and brought up to current code. Out today 2/19/24 Trevor J. Return trip to replace the 50 gallon natural gas water heater in the basement pantry/ utility closet. Installed the new water heater and restored water to home. Tested for leaks and proper function. Went over new water heater with customer. Job Status: Complete.

The complaint is that they are have a leak from a shut off in the crawl space I found that the hose bib on the back of the house shut off valve in the crawl space is leaking when it is turned on and it continues to drip while it on and then stops when turned off I tightened the packing nut and the dripping stopped Tested with no issues Job completed No new estimates are needed No visible clean out

Customer stated: when she leaves the house for extended periods of time she would smell gas when she returned. Customer advised she first smelt the gas in December, and her gas bills have not been elevated. Technician notes: upon arrival checked through whole house with no gas smells, customer said it was only when she wasn’t there for awhile. Tested the gas furnace and gas water heater with soap and water and was unable to find any signs of gas leaks. Pulled bottom drawer out of stove and smelled a slight gas smell, tested all connections with soap and water that I could access from gas connection in wall to the bottom of the stove, no indications of gas leaks were found at this time. Recommendation: possibly have an appliance tech come check the stove for any issues. MGP notes: unable to locate any leaks at this time, please bill accordingly. Estimates: no further needed. CUSTOMER STATED: they had a sewage ejector pump not working. TECHNICIAN NOTES: called out today to look at a sewage ejector pump not pumping. While on site I explained to the home owner if I pull the sewage ejector pump and there is a foreign object I can not put it back and hook everything back up and she agreed. I pulled the pump out of the bucket to find multiple wipes lodged in the blades of the pump. I pulled the while’s out of the pump and had shown the home owner all the wipes that were in it. RESOLUTION/RECOMMENDATIONS: we will need to com back with a replacement pump in order to make the repair. CUSTOMER STATED: They had a leak in garage, and think it is coming from the water heater. TECHNICIAN NOTES: Upon inspection I found that this is a Rheem 50 gallon natural gas water heater located in the garage of home, and is only 6 years of age which is still within manufacturing warranty. I could not find any leaking/mechanical failures for the water heater itself, but directly behind the drywall of water heater where the PRV is located is the source of leaking. I let the h/o know that the PRV has failed, and needs to be replaced. RESOLUTION/RECOMMENDATIONS: We would need to replace the leaking double union PRV located in the garage of home with new valve to help fix/prevent any future plumbing issues.
