Tenant states this issue has been going on for 2 years. Toilet does need to be replaced. Many repairs have been made. Water is pouring out the back of toilet even when gasket is replaced. 08/28/2024 Customer stated: upon arrival, customer showed me ceiling in living room downstairs was damaged by water. Stated it had been previously repaired and this issue had come back up and caused damage again. Technician notes : upon inspection of master bathroom, the Mansfield toilet upstairs above is leaking. I saw water was flowing behind the toilet into the floor the first time I flushed it. Water has been escaping through the baseboard behind the toilet for sometime now, there are signs of water damage on baseboards and on the wooden legs of shelving unit I had to remove to gain access to around the toilet . The middle bolt in the back of the tank holding it to the bowl is very rusted and corroded where water has been escaping out of the bowl tank there. Gasket has already been replaced. Re

CUSTOMER STATED: Tub was not draining properly and kitchen sink is leaking. TECHNICIAN NOTES: Out to today to look at a leaking sink and clogged tub in master bathroom. When we arrived customer said that she fixed her issue with kitchen sink by tightening tubular. Tubular piping was inspected and confirmed there to be no present leaks at this time. Tub in master bathroom appeared to have large amounts of hair buildup in the tub drain causing the tub not to drain properly. RESOLUTION/ RECOMMENDATION: We ran water in the kitchen sink and inspected tubular for any drips or leaks and found no water leak. In the master bathroom tub we removed hair from drain and tested it running water for 10 min There are no further issues at this point in time. CUSTOMER STATED: customer stated that the water heater in the basement was leaking TECHNICIAN NOTES: technician found that the water heater bill in 2002 Rema natural gas unit has been leaking for an extended period of time and is not in a repairable state. Customer also has high water pressure at 105 psi, but technician cannot locate the regulator due to the tenant living downstairs. Not being around for him to show us where it’s located and the customer not answering their phone to answer where the main water shut off is located. Technician did a sweep of the basement and cannot locate the main water shut off or regulator. RESOLUTION/RECOMMENDATIONS: customer will need to completely replace the water heater to resolve the issue, but will need to replace the pressure regulating valve as well for Georgia state code requirement of requiring the water, pressure to be below 80. Once the pressure regulator valve has been replaced we will be able to replace the water heater for t

CUSTOMER STATED: Hot side shower handle is master bathroom leaks. TECHNICIAN NOTES: Out today for the concern of the master bathroom shower hot side handle leaking when turned on. Tenant states water is leaking into the garage located directly below. Hot side metal excussion plate is severely corroded to the 2 handle shower valve and could not be extracted without being damaged. Was able to extract cold side stem. We will need to try and locate stem for replacement. If stems cannot be found, we will need to replace the 2 handle shower valve in master bathroom. There is access in a bedroom to cut drywall if shower valve replacement is needed. Home is piped in copper. Tenant also stated a pvc trap in garage is leaking at a drain off adapter that is connected to trap. 2 inch pvc will need to be modified to properly repair leaking trap. Once we figure out whether we are replacing shower valve or replacing stems, we will need to submit for all work that needs to be completed. Inc

Customer Stated: They had a leak coming from the venting fan in the bathroom ceiling, but were unsure where it was coming from. Tech Notes: Upon inspection I found that this bathroom is located in the main level powder room, and above it is the full guest bathroom. I ran water, flushed the toilet, splashed water around the sides with no indication of a leak anywhere. This upstairs guest bathroom is to far away from the powder bath to have any affect on where the powder bath ceiling is located. I let the tenant know this could very well be a roofing or venting issue as I am unable to recreate any leaks for todays visit. Resolution: I was unable to recreate any leaks for todays visit. INVOICE NOTES: sewage ejection pump not working leak in downstairs area of home bathroom TECHNICIAN NOTES: came out today for diagnosis while out on site found a sewage ejection pump not working was not ejecting sewage out through pipe , leak also in basement bathroom ceiling RESOLUTION: pulled pump and reinstalled the clog may have been further up in the pipe but I couldn’t tell just that when I pulled pump and dislodged clog letting it eject all sewage , ceiling leak was a cpvc like that was cracked most likely due at installation replaced sections of piping and found no further issues. CUSTOMER STATED: they had a leaking water heater. TECHNICIAN NOTES: called out today to look at a leaking water heater. While on site I found a big puddle under and behind the water heater. The water heater was turned off already when I was there. I turned water on to the heater and found water dripping on the burner assembly. The water heater is a 40 gallon Ao smith natural gas water heater located in the garage with plenty of access. RESOLUTION/RECOMMENDATIONS: I recommend replacing the water heater in the garage. CUSTOMER STATED: gas company came out and explained gas line does not hold pressure TECHNICIAN NOTES; came out today for diagnosis while out on site found gas meter was off turned on in order to test for leaks while testing under crawlspace found tester started going off once I went in , saw around 100-200 ft worth of black iron with leak points and drooping no proper strapping points, while I made my way into water heater area found a major gas leak at a 90 elbow but all of gas line is corroded with leaks. Will need to replace from meter forward, Crawlspace access with just enough room to work, clean out located in back yard, hose bibs are off today difficult to access shut offs. RESOLUTION: will need to get with Dan to see how much to build estimate for on this type of job due to resipro pricing is different

Showed today to unclog the whole house back up … We found a clean up acces on the back of the house they are on septic system, So we run the snake to get the house unclogged , after we unclogged it we inspected the sewer line towards the house and there’s a section that is OLD CAST IRON PIPE that is bad shape cousins residual to hang on it Solution will be dig it up and replace it with pvc pipe . Customer States: His pilot on his 20 year old Whirlpool water heater will go out from time to time, it has been happening more often this past month and needs a remedy. Technician Notes: Out today to look into issue with the 20 year old Whirlpool natural gas water heater located in the main level garage. The water heater pilot light will go out intermittently. Customer will have to relight each time this occurs to get hot water. Tested millivolts on the thermocouple. Millivolts are proper. Issue is not related to the thermocouple. Determined the issue to be a failure with the gas control valve. Unitrol/ Robert Shaw brand gas control valve. Managed to locate part on Grainger. Resolution: After recommending a new water heater replacement to the customer due to age of the unit and discussing price. He decided he wants this one repaired, not replaced. Part will need ordered. Once part arrives we will need to schedule up with customer to return and replace the faulty gas control valve. J
