CUSTOMER STATED: Shower is leaking again TECHNICIAN NOTES: Upon further inspection found the shower pan was cracked and broken And the sub floor needs to be looked at to insure structural integrity Crack has gotten worse since last visit RESOLUTION/RECOMMENDATIONS: Replace the fiber glass shower pan will have to remove the pile and stick and tile to remove the shower pan and insure the floor is sound to put new pan back and insure drain line is not to high up for shower pan JOB NOTES: Need to get with Robert on price if we even want to mess with this shower Customer also stated that the tub had been cracked since we were here the last time but not as bad JOB STATUS: COMPLETE/NOTCOMPLETE (RETURN TRIP NEEDED?) Customer Stated: They had water stains showing up above the kitchen dinning room area where they have already had a previous leak repaired. They also had a leak showing up around the light fixture in the hallway ceiling, and the tenant did mention that water had overflowed from the toilet, and shower. Tech Notes: Upon inspection I found that there were two water damage spots located in the main level kitchen ceiling, and the other was located in the main level hallway ceiling. I found that above the kitchen ceiling was a full guest bathroom with stand alone shower, and I found that the leak was coming from the wood paneling around the shower pan that is not properly sealed, which is the cause for water damage spots in kitchen ceiling. I cut a hole in hallway ceiling, and was unable to recreate in active leaks for todays visit. I did make the tenant aware that if water was overflowing out of the toilet, and shower this could cause water damage to the ceiling below, but as of right now

Called out today due to the toilet on the left backing up it was not both toilets this time Upon further inspection found that the tenant shut off water to the toilet Once I turned on toilet and did further inspection found that the toilet was backed up Snaked the toilet with a closet auger and cleared some kind of soft tissue blockage for the toilet Flushed the toilet several times to insure it was not backing up any longer Job is complete No one was home

CUSTOMER STATED : Both toilets in home are backing up. TECHNICIAN NOTES : Out today to address work order on 2 toilets backing up. Upon arrival, we found a fishing stick, broken fishing rod, and trash that had been put down the clean out closest to the street. Once we went inside, we found 1 toilet that had been turned off due to there being a defective flapper and found the other toilet in the home to be clogged with toilet paper. RESOLUTION : Removed fishing stick, broken fishing rod, and debris from the clean out closest to the street. Replaced defective flapper for toilet in “powder bathroom” Plunged toilet in “full bathroom” Used camera down clean out on right side of the home to inspect any further concerns. Both toilets in home have been properly tested by flushing large amounts of toilet paper. Toilets are showing no further concerns after performing necessary repairs. The tenants complaint is that when they used the hose bib in the back water flooded the master bathroom We found that the line feeding the hose bib had a large break in the line from freezing it was an anti freeze hose bib that explains why it was only leaking when the hose bib was turned on We replaced the hose bib and a section of 1/2in line Job completed No new estimates needed

Customer stated main level hall bathroom is backing up. Tested and found the lavatory drain is draining slowly and the toilet is draining slowly. Cleared lavatory sink drain and it is draining properly ran auger down toilet drain and pulled back some flushable baby wipe and now the toilet is draining properly. The hall bathroom tub had no issues draining at all. Informed tenet to not flush flushable baby wipes as they will still clog up a system When attempting to get into crawl space which is access from inside basement room the tenet informed me that she had family over from California and I can not go into the room Could not perform safety inspection due to not having access to the crawl space where the water heater and PRV are and the hose bibs were turned off so could not get a pressure reading.

Estimate to rebuild Hall bathroom toilet replace kitchen faucet and PRV Customer stated water company stated that they were using 50 gallons an hour Found hall bathroom toilet running constantly due to a bad fill valve and kitchen faucet dripping constantly. Water pressure at 115 psi Rebuild hall bathroom toilet and replace PRV and rebuilt kitchen faucet. After work was completed found kitchen faucet leaking now out of sprayer handle. Replaced kitchen faucet as I had a faucet on hand that was a look alike of that faucet. Tested and no signs of water leak anymore Called Jeremiah for approval of work. Job is completed Could not get safety inspection form to complete even though it is filled out

Customer/ Tenant States: Leak under kitchen sink. Sink leaks when you fill it up and drain it. Technician Notes: Out today to look into an issue with a sink leaking in the kitchen. Leak is coming from the left side basket strainer. Basket strainer was installed improper and loose which led to a leak. Strainer will need replaced with new and tubular will have to be taken apart and modified to accompany new strainer. Resolution: Removed faulty basket strainer. Installed new strainer with new seals and putty. Rebuilt tubular after modifying to fit new strainer depth. Ran water and filled sink. Tested for leaks. Job Notes: Sewer clean out located in front left yard. Job Status: Complete. Autho: Bill to ResiPro. Estimates: No additional needed at this time.

Customer stated: they have a disconnected t and p line Technician notes: upon inspection, the customer has a disconnected t and p line on their water heater that needs to be reconnected. Tenet stated master bathroom toilet constantly backs up over the last few weeks Tested the toilet to find it backs up with just a little bit of toilet paper. Ran closet auger down toilet to hit a foreign object inside trap of toilet. After running it down twice I managed to push water ever it was into the main line clearing the toilet and allowing it to flush again. Am unable to determine what exactly it is due to me not pulling it out of the toilet. tested the toilet with paper to find no other issues. Job is completed

Out today 2/13/24 Trevor J. Return trip to install a new sump pump with new basin and raise the water heater to keep it out of the flood area. After heavy rain the past day or two, the crawlspace is completely flooded. There is 6-7” of standing water in the crawlspace, in some places it is deeper. There are electronics/ power lines in the water. There is also 1-2” of standing water in the finished portion of the basement that has flooded under the foundation wall. Water under flooring in the basement. We do not feel comfortable moving forth with sump pump install today until the water recedes in the crawlspace. We will be unable to properly install the basin and risk damaging the water heater when attempting to uninstall and reinstall. Should be dry the rest of the week. Service manager said we could return later this week. Job Status: Incomplete. Out today 2/15/24 Trevor J. Return trip due to excessive amounts of water in the crawlspace on last visit. Customer States: They have no hot water. Haven’t had hot water for 4 days now. Technician Notes: Water heater located in basement access crawlspace has a pilot light that is out. Previously, another technician stated the water heater got wet, it appears that this happened again. I recommend ResiPro look into a foundation specialist for this home. Resolution: Relit pilot light. Held for 15 minutes after lighting. Water heater is heating as it should. Adjusted the bucket the sump pump sits in. Job Notes: No exterior sewer clean out located. CUSTOMER STATED: clogged toilets , clogged sinks TECHNICIAN NOTES: cam out today for diagnosis found toilets are clogged , two sinks are also stopped up , while further diagnosing found flange on right toilet is broken, left one seems to be broken aswell but did not pull that one , need to snake toilet, and clear sinks, and replace flange on right side RESOLUTION: snaked toilet on right side but found their may be a double eye in system causing me to go to left side toilet , found a clean out to the right of the house and used it to clear clog in home , replaced right side toilet flange and bolted down, as of today we will need to schedule for santos or mike to come back out and run camera please note we will need to run from left side toilet first. Explained to tenant to be easy on toilet paper and use a longer flush, work is not warrantied will clog again JOBSTATUS: need to schedule for mike or santos to come out and camera may have a wye fitting causing clogs

CUSTOMER STATED: water heater is leaking TECHNICIAN NOTES: found 40 gal tall natural gas water heater leaking from top hot side connection into water heater connection is very rusted and unable to be repaired. Heater will have to be on solid surface stand due to the T&P discharge line running under the water heater. The space the water heater is in is only 20 inches wide so some modifications will need to be done to the gas and T&P lines as well as the water heater will have to be lifted above those points to fit into the space. Expansion tank seems to be leaking as well. Found water pressure at 90 psi RESOLUTION/RECOMMENDATIONS: need to replace water heater and PRV JOB NOTES: informed home owner she would need to open up a new work order with choice for the PRV and we can replace that before we replace the water heater. JOB STATUS: not completed PARTS: 40 gal tall and AUTHO: waiting on choice. ESTIMATES: ready to send

The tenants complaint is that there was water dripping from the kitchen ceiling We found water stains on the kitchen ceiling but it wasn’t dripping We checked the guest bathroom on the 2nd floor and found that the tub spout was pulled away from the wall and when we tested the shower water was flowing out from the back of the tub spout We removed the tub spout and reinstalled it and tested with no more issues We reinstalled the tub spout Tested with no issues Job completed No new estimates are needed No visible clean out
