Arrived on site customer stated that the thermostat is set to 74 but will not reach past 63 degrees. Upon inspection looked at the boiler everything is running and each zone is piping hot on the feed and return. Went around to feel all the baseboard on the 1st floor zone and each one is very hot to the touch. It appears to be the draft coming from the back door, side door, front door, windows and the holes in the floor underneath some sections of baseboard. With all the cold air entering from those points would make sense why the first floor is not able to retain the heat and is causing the boiler to constantly run trying to keep up. Upon further inspection found dripping coming the side panel of the boiler indicating a separation of the cast iron block but it will not cause the home to not reach temp that is going to be due to issues stated above. Gave options and collected visual diagnostic fee and will credit towards any work quoted today.
Arrived on site client stated his hose got stuck on the hose bib and he couldn’t take it off and he has a leak under the kitchen sink. Upon inspection the flange tailpiece was disconnected from the basket strainer. As a courtesy we removed the hose connection from the bib outside. Replaced the flange tailpiece along with the glue trap under the kitchen sink and replaced it with tubular trap and tubular tailpiece. Tested for leaks when done with hot water and there are no leaks at this time.
We had recently installed a customer supplied outdoor rinse station for the client, we arrived today to winterize the system. Located shut off valves for the system under the kitchen sink. Introduced pressurized air through winterization station in garage. Blew out air on both hot and cold side. Left boiler drain valves on and removed handheld and shower heads. System is now winterized for season.
Upon arrival customer explained that there is a leak under the kitchen sink sound coming from a toilet and a sound coming from washing machine random upon further inspection we discovered that there is just water dripping from hose connected to relief valve in the toilet tank causing the sound of the toilet could not re-create sound with washing machine so unable to diagnose issue at this time customer will call back if sound persist in to address leak under kitchen sink we replace trap assembly. All work was tested for leaks and proper function. All work functions properly in their load. No leaks found at this time.
We arrived back to the home to install the customer supplied rinse station, due to time restrictions, the client has requested that we return first thing in the morning, next Tuesday. Arrived back to the home. Installed customer supplied outdoor rinse station. Drilled holes through the concrete block and existing enclosure. Mounted rinse station. Ran copper piping through the block and sleeved it from the concrete. Supplied and installed winterization station behind rinse station with boiler drain valves. Supplied and install only one ball valve under the kitchen sink for the hot side of the rinse station. Ran white pex piping from up top to the winterization station below. Secured all my connections and turned the home back on and checked for leaks.
