After arriving to the home, the homeowners made me aware a leak located in the crawlspace. They noticed this a few days ago, and noticed it was coming from the thermal expansion tank. The are aware of the age of the water heater, and they were interested in getting the unit replaced with either a tankless counterpart, or a direct replacement for a similar tanked heater. I checked different utilities throughout the home to ensure that a tankless would be sized properly for the home. The home would need a NPE240A to help maintain hot water across the 3.5 bathrooms. The gas system would need to be upgraded by Dominion from a 1/2psi system to a 2psi system. This would also mean regulation of the gas pressure to each appliance. We would coordinate with an electrician for installation of a GFCI outlet for the tankless.
