Performed air duct cleaning and sanitation on a 3 bedroom 2 system house. All vents and ductwork are clear of dust and debris at this time. Both systems are functioning properly at this time. Recommend duct cleaning every 3-4 years. Performed first floor dryer vent cleaning. Dryer vent, duct, flex hose and lint trap are all clear of lint and debris at this time. Dryer is functioning properly at this time and exhaust flow is optimal. Recommend dryer vent cleaning every 1-2 years. Thank you for your business!

Completed preventative maintenance and install maintenance kit specific to the Weil McLain M#AB-120-C. CP7511148. Quoted at $385. Balance to be collected on completion. inspected and cleaned the trap as well as the whole boiler system. tested all the components maintenance kit was fully installed. System is operating properly at this time. Performed a combustion analysis on the boiler. System is operating at 96% efficiency with a CO level 9ppm.

Performed preventative maintenance for gas furnace. System is fairly old and from 1999. Inspected all the electrical components. Confirmed proper high and low voltages. Customers system should have a 16x25x1 filter not a 14x25x1. Saw a gap allowing dirt to flow through. Cleaned the burners, flame sensor and burner compartment. Performed a combustion analysis on the furnace. System is operating at 81.3% efficiency with a CO level of 25ppm. Tested the amp draw for the blower and inducer. Both are operating within the manufacturer specs but a little on the high side. Recommend updating the system in the near future due to age and condition. Performed preventative maintenance for a Bryant furnace model #312aav048110, serial #3402a44386. I powered the system down and removed the access panels. Removed and cleaned carbon off of the flame sensor and cleaned out the burners and burner box. Replaced the air filter size 20x25x4 homeowner supplied. Checked the pressures switch to ensure that there are no clogs. Checked all electrical connections to ensure that they are secure and in good condition. I powered the system back up and called for heat. I took a combustion analysis test and received the following readings, o2 is at 17.6% and the co levels are 58ppm. The co levels are elevated however this is probably due to age. The inducer motor amp draw is .22 and the blower motor amp draw is 6.7. The system is operating properly at this time however due to the age of the system chud cannot Guarantee that there won’t be issues in the future. My recommendation is to update the system to prevent issues in the future.

Performed preventative maintenance for high efficiency furnace. Inspected all the electrical components. Replaced the #401 air filter per customer request. Confirmed proper high and low voltages. Tested amp draw from the blower and inducer. Both were operating within the manufacturer spec. System had a temperature rise of 54°. Made sure all rubber tubing to collector box were clear. Cleaned the flame sensor, burners and burner box. Made sure fresh air intake was clear. Performed a combustion analysis on the furnace. System is operating at 94.7% efficiency with a CO level of 15ppm. Tested all safety devices for proper function. System is operating properly at this time. Customer renewed the repair agreement for the system. Found water heater leaking from the bottom. This is the start of a leak and is not major or serious yet but will be in the near future. On arrival no active water leaks were present. Homeowner described the issue and pointed out where water was observed. At this time the system was inspected and it was determined that we will order a maintenance kit for the boiler and schedule a return visit. Removed and cleaned carbon off of the flame sensor, cleaned out the burners and burner box. Replaced the air filter size 16x25x1. Checked a electrical connections to ensure that they are secure and in good condition. Performed humidifier service. Removed the old water panel and cleaned out the housing and drain line. Installed a new #35 water panel and tested the system for leaks. I powered the furnace back up and called for heat. Took a combustion analysis test and got the following readings, o2 is at 13%, co is at 4ppm. The inducer motor and blower motor amp draws are within normal range. The supply temp is at 105°F. Both systems are operating properly at this time.

Performed preventative maintenance for a Lennox furnace model #180uh090p36b-01, serial #5911k10295. The system is located in a detached section of the home. I would call it a play room. Powered the system down and removed and cleaned carbon off the flame sensor. Cleaned out the burners and burner box. Replaced the air filter size 16x25x1. Checked all electrical connections to ensure that they are secure and in good condition. Checked the pressure switch to ensure the is nothing in the hose. I powered the system back up and called for heat. I took a combustion analysis test and got the following readings, o2 is at 9.4, co is at 19ppm. The inducer motor amp draw is at .72 and the blower motor amp draw is at 4.3. The supply temp is at 115°F. The furnace is operating properly at this time. I took a look at the hot water heater. Installed new Goodman equipment. Project included new condenser pad, with new high voltage disconnect box with new high voltage wire. Flushed and adapted to refrigerant lines. Adapted to supply and return plenum. Flushed out drain lines and adapted to them. Added new 220volt switch on the air handler. Installed new overflow pan with safety switch’s. Installed customer supplied thermostat. System is tested and working properly at this time.

Performed preventative maintenance for a Lennox system model #XC14-042-230A07, serial #5816E01487. Upon arrival the homeowner stated that there was a loud banging sound coming from the system when it shuts down. The evaporator coil’s are clean and in good condition. Tested the drain pan, drain line and condensate pump with several bottles of water to ensure that there are no leaks or clogs. I observed the condensate pump running but when it stops it make a banging sound. The condensate pump is about 8 years old and should be replaced. The homeowner agreed and I removed the old condensate pump and installed a new 115v pro select condensate pump. I connected all the proper wiring and vinyl tubing. I tested the condensate pump with several bottles of water. The new pump is operating properly. Checked all electrical components needed for air conditioning to ensure that they are secure and in good condition. The air filter size 20x25x5 was replaced by the homeowner in July of this year. Performed preventative maintenance for air-conditioning system as well as checked out the water heater due to customer found water on the floor. Inspected all the electronic components. Confirmed proper high and low voltages. tested the temperature split between the supply and return. System is operating at a 20° temperature differential. Tested the amp draw for the blower, compressor and fan motor. All were operating within the manufacturer specs. Inspected the drain for blockages. Tested the condensate pump for proper operation. Replaced the standard air filter (16x20x1). Filter should be changed once every 30-90 days. Air conditioning system is operating properly at this time. I then inspected the water heater. Came out today for a system not cooling properly. Upon inspection I found that the thermostat was calling for ac at 72° and it is currently 83 at the thermostat. The temperature split is at a 20. I noticed that there is a new air filter in the system and a severely clogged filter on the floor. The condenser coil’s are clean and in good condition. The refrigerant pressures are 155/326. Sc is at 7 and sh is at 23. I cannot find any issues with the system at this time. In my professional opinion the system is operating properly. This is a Warehouse setting where they use machinery that put off a lot of heat and we are also currently in the middle of a heat wave. Bill out due to contact not here.
