Replace 2nd Water Heater In Closet Performed work as proposed. Performed removal of the existing water heater. After the existing water heater was removed I cleaned the area of installation. The customer also needed a new gas shut off valve. Presented customer additional pricing to replace the gas shut off valve. After pricing was approved I shut off the gas to the home and replaced the gas shut off valve with a new one. I turned the gas back on to the home and tested for leaks. The shut off valve performed as designed and there were no leaks when last checked. Performed installation of the new water heater. The new water heater was installed with a new expansion tank, supply line and earthquake straps. After the water heater was installed I turned the water on and bled the air from the tank. Customer called about a clogged mainline. They had another company come out and perform jetter work from the septic two weeks ago. They also had a septic company come out and inspect the tank and filter two days ago. They said the problem is in the building sewer. Two homes on the lot tie into the same sewer line about 4â€™ in front of the septic tank. Provided pricing for an attempt to clear the mainline through an interior clean out with an option to perform jetter work if necessary. Customer accepted. Used the camera, found a blockage. Performed drain cleaning with the 300 machine. Worked the drain out to about 100â€™. Water levels dropped, ran water at fixtures for 15 minutes with no back up. Used the camera again and found that where the home ties into the existing sewer is non directional. There also appears to be a belly in the line in this locations. Depth of ~2â€™5â€. Performed water test before filtration system getting 0 iron, value of 8 for ph and 7 grains of hardness. Water test at kitchen faucet had 0 iron, value of 8 for ph and 0 hardness. 12.45 wc to 11.3wc when water is running. Tech support said tankless unit is functioning properly. Condensate drain for tankless was tied into drain for water softener. Provided estimate to reroute condensate for tankless water heater and install owner supplied kitchen faucet. Turned water off to kitchen faucet and Removed old kitchen faucet. installed new owner supplied delta faucet. Turned water back on verifying no leaks present. Rerouted condensate drain for tankless water heater to outside. Reconnected plug with gasket under tankless water heater. Customer called about a leaking shower handle. Upon arrival, also found that the tub spout was always dripping. Provided pricing to replace the Rite Temp cartridge within the valve and also to replace the valve. Explained we would have to order a gold trimmed trim kit. Customer agreed to the cartridge replacement. Isolated water at the isolation valves on the valve. Removed previous cartridge. Inspected valve, no signs of damage. Installed the new cartridge. Tested, water lines coming in are backwards. Removed and reinstalled the new cartridge upside down, tested. No leaks detected, working as intended. Arrived on site to perform work as proposed. Explained the option to the customer to install the new pressure tank in the same room as the water softener, eliminating any need to go into the crawlspace once the new system is installed. Customer agreed. Turned off power to the well pump, drained system. We are unable to remove the previous tank from the crawlspace. Customer is ok with us leaving it down there as itâ€™s not going to cause any harm now that itâ€™s empty. Moved the softener and brine tank to allow room as necessary. Moved the power box for the pump from the crawlspace into the room with the pressure tank. Installed the new pressure tank with a new tank tee, pressure switch, drain and pressure valve. Ran 1â€ pex from the tank tee to the existing pex at the softener. Installed a new 1â€ ball valve before the tank tee and ran pex to the existing copper line that comes from the well. There was a soft plug at an intersection of waste pipes where the north and south bathroom connect together. I visibly confirm that it was a soft plug with the camera using the baffle inlet at the septic tank to enter the waste system. And then used my sewer snake to punch a hole through the plug and changing the head a couple of times to a larger root cutter bit I was able to chop apart the plug and with the way to the water behind it it washed itself to the tank had them confirm everything is not plugged by running water at every fixture while I watched the piping with the sewer camera.
Inspected the area that had the water dripping down from the day before. There is no leaks from water pipes or waste pipes. The vents that passed through the foundation are almost at ground level and when it rains heavily the water rolls in through that thereâ€™s pictures uploaded into this job that show where the water comes in, With the capillary reaction that water has it is easy for it to saturate and spread through an area easily. I would not put the insulation back up until this issue has been resolved because the next time it rains it will just continue to do the same thing. There is also another issue the front panel of the humidifier for the heating system has screws that are stripped out so when it vents it purges steam into the crawlspace this is not a good thing and needs to be fixed by an HVAC technician.
Performed safety and maintenance inspection. Checked all fixtures in the home. Checked crawlspace, found signs of ground water but no evidence of plumbing leaks/damage. Rinsed tankless for 1 hour with vinegar. Customer had a shower valve and trim kit they wanted installed. Explained that we would need to get into the drywall in order to change the valve. Customer just had the interior painted and didnâ€™t want us cutting the drywall. Explained that I could access from the front but our remodel cover plate is a different finish (polished chrome) while the new trim kit is black. Customer then asked if we could replace the shower arm and escutcheon. Offered pricing to install a new arm and shower head. Customer accepted. Removed existing shower head and arm, installed a new delta shower head with a new arm and escutcheon. Tested for leaks, no leaks detected. Shower head working as intended.
