I appreciate the time Chris took to explain different things to me, and answer any questions I had. He was polite and professional. I will definitely request Chris for any future service I need. from Loving Air.

A/C Annual Maintenance

This was my 2nd appt. with Loving Air (first time for A/C maintenance). I switched to Loving Air last year in October because the company I had been using for over 10 years had a huge increase in their prices. Their service was hit or miss, depending on what tech they sent, so the price increase was not worth staying with them. I decided to try Loving Air. Mike, the tech, was a very nice guy. However, I found it odd that he came downstairs from the attic with a "part" in his hand, telling me it could potentially go bad (a capacitor). Then he took it out to his truck, and came back in telling me he had one available if I wanted him to replace it. I have never dealt with any HVAC company that actually took a part out of the system and then took it out to his truck. Yes, I have been scammed before so I am super cautious. My first thought was, "did he bring the same part back in"? "Did he put a different part back in my system?" I did not choose to replace it since the part was still working. Just because it was not at full capacity, I cannot afford to change parts prematurely. I would think all parts have the potential to go bad? I am a new customer so perhaps this is a normal practice with Loving Air that I am just not used to. The actual time it took to complete the service took longer than I am used to as well. But if it's just because Mike was being thorough, that is a good thing.

Excellent service

Technician was polite knowledgeable punctual and a high-level of confidence. Worked in a heavy downpour to fix the unit in a very short period of time. Very impressed with his dedication. Trey is an asset to the company.

The complaints were that it was to hot in the break room and not warm in the locker rooms. They also wanted to move a thermostat out of an office into the hallway. I found the break room has two supply vents and it is a small area. I adjusted the dampers to lessen airflow to the room. The locker rooms are part of the front lobby zone. The thermostat was set to ac. I turned the system on heat and checked dampers. The system is working properly at this. I prepared a quote to move the thermostat to the other side of the hall.

Found hanging heaters and wash bay 30 feet in the air, both running when arrived found flue pipe, broken at wall penetration. Was able to remove pipe and reattach pipe together properly preventing flu gases from entering into the wash bay. Tech in wash bay stated heaters work until bay doors are opened. All heat will stay high being heat rises when bay door are open to the elements Showed customer heaters running with temp gun readings. Had customer sign ticket and returned to service

Upon arrival spoke with customer and he showed me where everything was. Started on furthest side working my way back and labeled all stats and units A-E. Found stats A and C failed, C was broken and A would randomly turn on and off. All other units are running. Customer approved replacement of stats. Put new stats on and made sure system came on. Went threw each unit and made sure they are clean and motors checked out within specs. All 5 systems are working well at this time and I showed customer. He was saying he’d like in the future to have us once a year go threw all heaters and heat pumps in the building, he will have it approved and let us know. Customer is happy at this time.

Upon arrival spoke with tenant and started checking over system. Coil is very rusted and got small hits for leaks on coil. Blower is dirty. Wires all tight. Turned system on, system is heating with emergency heat. Went outside, contacter is pitted, capacitor checked within specs. Refrigerant pressures are low. Compressor Megohmed green. Disconnect wires are tight. Priced up issues I found with system and spoke with home owner about getting more options on how we can help. System is running at this time.

Upon arrival spoke with customer. Pilot was out, I re started fire place and let system run awhile. Made sure everything turned off and on correctly. Showed customer and gave him option for membership but he didn’t not want it at this time.

Upon arrival spoke with customer. He explained what he wanted done and we had done it before. He explained he had to go to work and gave me a check for the cleaning. Customer explained if any issues call him. Pulled both sides of the glass and cleaned them to the best we could. Took before and after pictures and videos. Turned gas on and tested fire place. Flue is working, gas valve is working well. Everything is clear at this time. Priced up to check up customers home systems, tried to call but had to leave message.

Upon arrival customer showed location of thermostat and filters which were clean at this time. When looking over the blower motor found the bearings had failed giving the motor play in the wheel. When inspecting capacitor found it had failed manufacture specifications. Inspected drains at this time which are clear and operating properly. Flame sensor is clean free of debris inducer amping properly clean free of debris. Went over with the customer how to operate the damper to find best comfort for customers liking. Went over options to address blower motor and capacitor for the attic system. At this time customer is trying to find paper work from previous company repairs.

Upon arrival spoke with customer and there where no issues. Stat was set correctly, indoor filter is clean. Coil and blower are clean. No leaks on coil. Wires all tight. Heat strips checked within specs. Unit is level. Duct is tight. Drain is clear. Safety is working. Turned stat on and had good split. Went outside, coil is clean. All electrical checked within specs. Motors checked within specs. Refrigerant pressures are within manufacturing specifications. Disconnect wires are tight. Fan motor showing no signs of oil. System is working well at this time. Spoke with customer about options and she declined at this time.

Arrived to the customers house and greeted them at the front door. Talked with the customer about how the systems been performing and if had any concerns at this time. Customer showed me the thermostat location filter, location, indoor and outdoor equipment complete and maintenance inspection and checklist went over repair options with customer who declined at this time. Emailed all information and return system to service.

Upon arrival spoke with customer. Turned stat up, filter is clean. Airflow is correct. Coil and blower are clean. Wires all tight. Drain line is clean and has safety’s. Duct work is tight. Unit is level. Went outside, cleaned coil. Wires all tight. Contacter and capacitor checked within manufacturing specifications. Fan motor amped at 1.1amps, with no signs of oil. Compressor amped at 5.38amps. Refrigerant levels where 97/352. Let system run awhile. Went inside and turned system to ac. Let system run for 15 mins with no issues. Disconnect wires are tight. Priced up some comfort options for customer but they did not want them done at this time of service.

Upon arrival spoke with customer and explained what I would be doing today and explained I would be going threw the entire system. Customer showed me where thermostat was and filters as well as indoor unit. Went into attic and started checking coil. Coil is clean and showing no signs of leaks. Drain line is clean. Heat exchanger showed no signs of cracks. Wires are all tight, safety’s are working. Cleaned flame sensor. Gas pressures are at 3.5IWC. Indoor unit is working properly at this time and is very clean. Went outside, coil is clean. Wires are tight. Disconnect wires are tight. Capacitor checked out at 35/5mfd. System has charge on it. Pushed contacter in to test system and fan motor and compressor both came on and ran good. Over all system is working great. Spoke with customer about a 90% furnace in an attic and the issues that come with it and she agreed she had issues at one time. I explained we had a “fix” to try and help the drain line from freezing. Priced up fix as w

Upon arrival spoke with customer. Asked if there where any questions or concerns about the system and she explained no everything had been doing good. I explained what I would be going threw today and would be checking the vents and customer had no issues. Thermostat is clean, honeywell stat, and it is level. Stat is set to 68° cool, Turned system on to 74°. Went into hallway to evaluate the indoor unit. The coil is clean, along with the blower and found no leaks coming from the coil. Blower amped at 1.1amps. Wires are all tight. Drain is clear. Duct is clean and tight and The Drain is clear. All low voltage wires are tight. Went outside and evaluated the unit. Coil is clean. Wires low voltage and high are all tight with no burn marks or broken. Contacter is showing good at this time. Capacitor assessed at 45/5mfd and is a 45/5mfd capacitor. Fan motor amped at .68amps and showing no signs of oil leakage at this time. Compressor amped at 4.8amps. Refrigerant levels where found at

Upon arrival cleaned glass on both sides for fire place. Cleaned inside of fire place and tested gas and made sure fire place lit up. Gas pressures where 2.6IWC. Fire place is working good at this time of service, customer would also like to set up when he comes back in town to do a maintenance for his two systems. Tried to call customer and let him know system is good to go, but got no answer.

Upon arrival filter is clean, stat was on. Went outside, breaker was off. Started system up. Blower is clean, evap coil is clean. Condenser coil is clean. All wires are tight. Checked pressures to find txv shutting down showing it has failed. Checked windings on compressor after 3mins of run time and found compressor failing at this time as well. Believe txv failure has been causing stress on the compressor. Called Trane and system is under warranty until next year. Priced up repairs for customer along with a membership. Explained it would take 3-5days for shipping and everything. Customers wife owns the home so they have to talk it over. Showed customer and signed iPad in front of customer.

During my inspection I started with the outdoor unit. I found that the compressor was not running so the first thing I checked was proper voltage going to the system after confirming the correct voltage I checked the capacitor and it was reading zero on the 40 side of the 40/5 capacitor after replacing the capacitor I checked the unit started it up and watched the system run my refrigerant pressures were 125/387 with a 7.3° superheat and a 6.7° sub cooling these are the correct measurements are then took a Ampdraws of the outdoor system the compressor was 5.2 A in the condenser fan was .5 A these are also within manufacture specifications the outdoor unit is dirty and should be cleaned. The capacitor is still under warranty but the customer decided to replace the capacitor outside of the 10 year manufactures warranty due to price. I then made my way to the indoor unit were started by checking cleanliness of the evaporator coil and evaporator blower motor they were both dirty and a
