Had difficulty finding units in their location. Once I trace out where the units were found both units tripped at disconnect on the roof, checked compressor amps and compared to units. Tag all OK Checked capacitors look for any loose connections or damaged wiring. Units are cooling at this time. Call completed.
TRANE 5 TON GAS/ELECTRIC PACKAGE UNIT & XL824 PROGRAMMABLE THERMOSTAT Added 3 lbs of 410 on front unit
The capacitor for the unit was reading low causing the compressor to over heat and cut off. Once I was able to replace the caps the units amperage dropped and is now running efficiently. Signed up for the membership and the maintenance was completed. Was not able to clean the outdoor coil though. Everything else has been completed.
LENNOX 3 TON 14 S.E.E.R PACKAGE UNIT AND PRO1 T755 THERMOSTAT
The drain pan had a loose seal and it was causing the unit to lea at the pan. We had to take the fitting off and replace it.
Condensing pump was clogged. I cleaned it and checked outdoor unit. The cap was bad and it was low on refrigerant. Talked to customer and wanted to wait to talk to husband to see what he wanted to do.
System was overcharged not allowing system to cool properly. We did not take any refrigerant out of the system because she could not pay for it because we do not carry change. She said she would call us back out tomorrow when she’s able to get change and then we’d be able to take refrigerant Out of the system.
Top off system with R410a and add leak seal due to customer decision they do not use this office often. Unit is cooling at this time 118/401 18sh/11sc 20degf delta t upon arrival no filter was in unit. No extras were present recommended installing new filter
Duct cleaning to remove dust, dirt, debris, and other contaminants from the ductwork. Application of a disinfectant to eliminate mold, bacteria, viruses, and other harmful microorganisms that may be present within the ducts. Cleaning of air vents and registers to prevent the recontamination of the ducts. Customer will call back he will want estimate to changing full system. A/c is 26 y/o Bill out no one was here to sign or for payment

Looked at duct work and gave estimate for repairs
Maintenance completed and the drain line was stopped up and we cleared that out everything looks good to go.
Indoor blower motor was out, replaced the motor & unit is running properly now. Checked pressures & they looked good. Condenser coil was dirty & recommended cleaning it but mentioned she would do it herself. No other issues to report.
We had to clear the drain line. The unit was not leaking water while we were there watching it. The unit does not have any fresh air they foamed the entire attic and covered up and fresh air that was there. The unit was also low on refrigerant once again after we had added refrigerant this Saturday. I did let her know that due to the condition and how the current unit was installed we recommend to replace the current unit. We will also have to refund her for the membership.
