This was Erik’s first visit to perform my Spring maintenance check. He was knowledgeable about my needs after a March kitchen fire, home restoration & duct cleaning. Blower wheel is bent and blower needs replacement. Need to order part and work up estimate
Ductwork not attached. Need to make quote to fix
Drain line was clogged pressurized with the nitrogen. Got it all cleared and supply vents are supplying 53 degrees inside
Breaker to the outdoor unit was bad and also capacitor to the fan motor was bad as well. Replaced both components and got unit working and delta t was good supply 52 degrees. Two checks were made
Condenser fan motor was not running and capacitor with kickstart were bad. Replaced and got unit running and cooling with a delta t of 20
Evaporator coil is impacted, shined a light through the top & couldn’t see hardly any light coming through the underside. Recommended a coil cleaning by pulling it & cleaning it thoroughly. No other issues to report.
Both units were low on refrigerant. Once added both units started to cool a lot better with a delta t of 20. Everything else looked good and filters were already changed. Completed tune up on units.
Leak on line going to compressor from the compressor wires rubbing over time Customer decided not to proceed with repairs due to pricing. Will call us if they change their minds, mentioned the reason why the price was so high was due to the refrigerant. Also told them to keep us in mind if they decide to replace their system due to the age of the unit (16years old) & it using R-22. No other issues to report.
Completed tune up on all 6 units.
Condenser fan motor was bad, changed it out & unit began cooling again. Capacitor & amps were good. Pressures & temperatures were good. No other issues to report.
Both coils have leaks, need to give an estimate for coil replacements. No other issues to report.
Furnace in attic without float switch, would need to add switch to prevent further water damage in ceiling. Vent draft hood connector needs to be added to vent pipe due to it not being secured & possibly leaking carbon monoxide into the attic. Float switch installed along with draft hood for vent pipe. When fixing the drain, lifted the drain pan slightly & the bottom cracked out & would need to replace drain pan as well. Drain is working properly now but will have to come back to replace drain pan. No other issues to report.
Let the customer know I didn’t feel comfortable replacing condenser fan motor in the rain. Also contactor got wet and started to spark so I stopped working on it. Customer wants to schedule for Thursday after 4. Has an r-22 as well so it could possibly need replacement.
Performed a comprehensive cooling system tune-up on both, which included inspecting and cleaning the condenser. Checked refrigerant levels and pressures to confirm they are within manufacturer specifications, and inspected electrical connections and components for wear or damage. Tested the thermostat for accurate temperature control and calibrated if necessary. Ensured proper airflow throughout the system. Concluded with a performance test to verify the system's cooling capacity and efficiency
Raheem 3 ton split system had a big leak on the condenser causing the pressures to read low. Checked the evaporator out & couldn’t see any sign of oil but it had been replaced 9 years ago & was starting to freeze up. Condenser is 16 years old. Didn’t recommend charging the system because it would eventually leak again. Will need to see if there’s a condenser coil or condenser in stock to change it out. Capacitor was also bad, rated 50, reading 3.4. No other issues to report.
