This was Erik’s first visit to perform my Spring maintenance check. He was knowledgeable about my needs after a March kitchen fire, home restoration & duct cleaning. Erick our technician came out on a Sunday when others could not. Not only that he worked fast to fix our ac and was super helpful and friendly. I am definitely going to be going with their services moving forward than the others.

Completed cooling tune up, capacitor on the blower motor was below the 10% mark. Recommended replacing it but he mentioned they have an home warranty company so if it did go out they would take care of it. Besides that everything checked out good to go. No other issues to report.

Completed cooling tune up, unable to wash unit due to no water source accessible. Capacitor on the blower motor was lower than 10% but customer mentioned she would get her husband to change it out. Wanted an estimate for a mini split for her master bedroom. Other than that no issues to report.
Changed out thermostat & checked all electrical connections & everything checked out good to go. No issues to report.
Performed a comprehensive cooling system tune-up, which included inspecting and cleaning the condenser. Checked refrigerant levels and pressures to confirm they are within manufacturer specifications, and inspected electrical connections and components for wear or damage. Tested the thermostat for accurate temperature control and calibrated if necessary. Ensured proper airflow throughout the system. Concluded with a performance test to verify the system's cooling capacity and efficiency
Condensate pump & thermostat were bad. Changed out condensate pump & tried another head from another thermostat & unit began cooling, mentioned we had some on our van but once he saw the price he wanted to just replace it himself. Unit is cooling again. No other issues to report.
Both indoor and outdoor were not coming on. Saw that the breaker was tripped so I flipped it and got unit running. Unit stayed on without tripping breaker. Turned it off and retightened all the connections and checked amps. Other than that it is good to go. Also unit next to it is severely iced up.
Checked delta t & ductwork again. Can’t find the issue that’s causing high humidity. Will get with Toby to see what issue we can correct.

System was frozen due to a dirty filter recently changed out today. Thawed the system by turning the heat on for about an hour then checked refrigerant pressures & temperatures & everything checked out good to go. System is cooling again. No other issues to report.
Home owners friend that was house sitting was was trying to control the temperature off the alarm system, & thermostat on alarm system was malfunctioning. Mentioned the thermostat was around the corner & turned the temperature down on the actual thermostat & the unit began cooling instantly. No issues to report.
Wire was burnt up on the herm side of the capacitor. Checked the capacitor to make sure it was still good & it was. Stripped the wire back & reconnected it to the capacitor & the unit began cooling again. No other issues to report.
Drain line was stopped up causing water to come in through her kitchen ceiling. Cleared the drain line with nitrogen & it stopped over flowing. Tenant was still concerned because it was still dripping but mentioned it could be from a puddle where the leaking was coming from, so I made a small hole into the ruined sheetrock & that was the case. Couldn’t see drain line from the hole so it’s running between the ceiling from the first floor & the floor from the second floor. Might need to reroute the drain line once the ceiling is repaired as the sheetrock is ruined & needs to be replaced.
