Home owners friend that was house sitting was was trying to control the temperature off the alarm system, & thermostat on alarm system was malfunctioning. Mentioned the thermostat was around the corner & turned the temperature down on the actual thermostat & the unit began cooling instantly. No issues to report.
Contactor was burnt up & condenser fan motor had a bad capacitor. Swapped out both & the unit began cooling properly again. No other issues to report.
Unit just needed drain cleared. Other than that good to go
Completed cooling tune up, everything checked out good to go. No issues to report.
Dual capacitor was bad, changed it out then checked pressures. Pressures were low & evaporator coil was frozen. Thawed it out then found the leak with my camera. Mentioned I could charge it up to get him by until I get him the estimate for the coil replacement. Went ahead & added 4lbs of 410A & signed up 2 systems on memberships. No other issues to report.
Upon arrival unit was running with thermostat on. Did a full diagnostic of the system and didn’t see any signs of disturbance. Tightened connections and called it good
Completed cooling tune up, condenser was pretty caked up with dirt, other than that everything else looked good to go, no other issues to report.
Board was giving code for a faulty float switch but drain pan was clear. Replaced switch and added pan treat to help drain water. Air conditioner was repaired and unit was running.
Wasn’t getting 24v to outdoor unit and also to thermostat. Looked at indoor unit and had water in drain pan which activated the float switch. Cleared drain and got unit cooling. Customer wanted to reschedule for tune up
Inspected unit has burnt blower motor, blower housing, blower motor, blower wheel and heat strips need to be replaced. Company did not agree with the price and will find an alternative somewhere else. customer that lives in home doesn’t have the money for replacement he will find parts on his own
Duct cleaning to remove dust, dirt, debris, and other contaminants from the ductwork. Application of a disinfectant to eliminate mold, bacteria, viruses, and other harmful microorganisms that may be present within the ducts. Cleaning of air vents and registers to prevent the recontamination of the ducts and float switch on coil for 4 ton unit.
Completed estimate for duct cleaning and float switch on coil for 4 ton unit customer will call office to schedule
House was cooling and heating properly and I did not see any problems. Filter was changed and drain cleared
Maintenance completed on both units everything looks good to go
Performed HVAC Pm per Membership. All okay
