Inducer motor needs to be replaced it is currently over amping and will eventually go out soon customer will be left without heat Electrical whip for high voltage is exposed and will arc, causing the entire system to trip breaker and system won’t be operational until wire is repaired Bacterial growth is on blower motor and is recommended to conduct a blower cleaning with biocide treatment for better air quality and to avoid any health issues for people inhaling this air Bill out
Completed heating tune up, everything checked out good to go with no issues to report. Placed yard sign. Comfort survey had previously been filled.
Sequencer was getting stuck & not allowing heat to cycle off. Replaced it under warranty & system was cycling on/off how it was supposed to. No other issues to report.
Door switch to the furnace wasn’t fully engaging & not allowing power to the system. Taped it down & secured it to where it wouldn’t disengage again & system began heating properly again. No other issues to report.
Fan was constantly running when set to auto. No codes were showing when I arrived. Cycled the power off to furnace & turned it back on & ran it on test mode set to heat. Test mode worked just fine. Ran the heating out of test mode 3 different times & it cycled on & off the heating & blower when it would meet temperature on thermostat like normal. Whatever was causing it has stopped. Mentioned if it happened again we could get on the phone with an FSR & go more in depth to prevent it from happening again. No issues to report.
Blower wheel is really dirty, recommend pulling & cleaning Pulled blower wheel & cleaned it & reinstalled. No issues to report.
Filters have been changed, (4) 16x20x2 & (1) 20x20x1
Damper on room 4 wasn’t opened all the way not allowing enough airflow into the room. Also noticed the thermostat that controls room 4 is also in the sunlight in the waiting room. Mentioned that would also be affecting it to shut off before it actually met temperature. Adjusted damper to allow more airflow & he said he would test it out now that it’s blowing harder in room 4. Other than that no issues to report.
Gas valve is receiving 24v signal but not opening when calling for heating. Valve needs to be replaced. Replaced gas valve & system began heating again. Homeowner mentioned they only have heating, the cooling doesn’t work. They use window units for cooling in the summer. No other issues to report.
Completed heating tune up. Capacitor for blower motor (20mfd) was below 10% mark. Replaced it with customers approval. Other than that everything checked out good to go with no other issues to report. Placed yard sign & filled comfort survey.
1- TRANE 100,000 BTU GAS FURNACE FOR MAIN PART OF HOME
Inspected both heating & cooling. On the heating side it would just need a regular heating maintenance to clean the flame sensor & adjust gas pressure. On the cooling everything checked out good according to the outdoor weather & just a regular maintenance as the condenser had some grass in the fins. The drain pan was rusted pretty good, mentioned to Dana & Mark that would be something we could do as well if they decided to purchase the home. Other than that everything checked out good to go with no other issues to report.
