This was Erik’s first visit to perform my Spring maintenance check. He was knowledgeable about my needs after a March kitchen fire, home restoration & duct cleaning. Condenser dual capacitor was reading bad on the compressor side. Got approval from Alejandro to change it out over the phone & went ahead & replaced it. Unit began cooling again. No other issues to report.
Completed cooling tune up, cooling wire on the air handler going to the condenser was loose not allowing to call for cooling on condenser. Tightened it back up & unit began cooling again. While checking pressures the breaker on the air handler to the condenser was tripped. Reset it & let the home owner know about it & if it continues we’d have to change out that breaker. Other than that everything checked out good. No other issues to report.
The float switch was tripped due to the primary drain not draining properly. Cleared it out and got unit running. Everything checked out good. Could not get ahold of Miguel to collect

Unit need refrigerant and a cleaning on the evaporator coil. Gave estimate and will wait for approval
Drain line was running uphill not allowing it to drain properly. Cut off a piece of pvc & glued it back together once it was running downhill. Purged it with nitrogen as well to ensure it was cleared & it was. No other issues to report.
Drain line was stopped up again, purged it with nitrogen & line began draining properly again. No other issues to report.
Performed a comprehensive cooling system tune-up, which included inspecting and cleaning the condenser. Checked refrigerant levels and pressures to confirm they are within manufacturer specifications, and inspected electrical connections and components for wear or damage. Tested the thermostat for accurate temperature control and calibrated if necessary. Ensured proper airflow throughout the system. Concluded with a performance test to verify the system's cooling capacity and efficiency
Float switch was full, checked drain line & it wasn’t clogged, just dumped the water from the cup & unit came one. No other issues to report.
Compressor is shorted to ground, causing the breaker to trip instantly. Customer mentioned someone sold that unit to her for cheap used. Asked if we could just change out the outdoor unit but didn’t recommend it due to oil stains on the copper in the evaporator coil. Recommended replacing the entire system. Will need Toby to give an estimate.
4 TON TRANE SPLIT GAS SYSTEM WITH T705 THERMOSTAT
Dirt & mold was on the ceiling from the last time we came out to clean the ducts. Mentioned to Mike that it didn’t appear to be continuing from the ducts, it was what was already there to begin with & ceilings would need to be either cleaned or replaced. No other issues to report .
TRANE 3 TON SPLIT GAS SYSTEM Installed new equipment and adjusted tap setting to #4 and cooling properly, cooling maintenance on 3 units and 2 condensers on the same side(carrier and rheem) outdoor coils are rotting because of sprinklers and have leaks. Both 410 units indoor units are functional and coils aren’t that dirty inside trane unit on north side cap is 7.5 and was reading 5.8 recommend to replace fan cap Also insulated carrier suction line, suction line had no insulation and was vibrating on a drain line sticking out the wall and kept homeowners awake at night
