Came back out to the Propst residence to check on some previous work done. The Propsts’ wanted me to confirm water gathering underneath refrigerator wasn’t from prior work. Was able to confirm that no plumbing is running to refrigerator and leak must be coming from appliance. All previous looks and appears to be functioning properly.

Upon arrival technician Mike was informed that the kitchen sink leaks from the left side basket strainer. The drain components were also very aged as well as the kitchen sink faucet. Upon further investigation the tech also noticed that the thermal expansion tank on the water heater was bad and needed replaced. Multiple options were given. The tech then replaced the left side basket strainer and all drain components under the kitchen sink. The thermal expansion tank was replaced as well. Tested everything afterwards. No leaks and operates as should. “1 Year Warranty on Parts and Labor”

Upon arrival technician Mike was shown that the garbage disposal did not work anymore. They also wanted the ice maker line for the fridge removed due to it leaking out under the fridge and they don’t use it. Finally the upstairs master bathroom toilet was very aged and would continuously run. Multiple options were given. Brad decided to go with Option A, sign up for a Spartan Shield Membership and use Good Leap Financing. The technician then removed the saddle valve in the basement for the ice maker line and coupling the copper line back together. Replaced the 1/3 HP garbage disposal with a ½ Horsepower Disposal, Standard sound proofing, with Galvanized grind components. Also replaced the master bathroom toilet with an American Standard Cadet Professional Toilet with a new wax ring, johnni bolts and braided water supply line. Tested all work afterwards. No leaks and operates as should. On a side note, there was some liquid under the kitchen sink upon arrival. Looked like water but

We were called out for a leaking 80 gallon electric water heater in the basement. We found that the home has 80 psi and is too close to being too high of water pressure. A regulator will have to be installed. Too high of pressure when the tank is heating can cause thermal expansion issues that can lead to system damage. We also found that the home does not have a turn off ball valve to shut the house water down. In order to access the water meter to add a regulator and dual check valve we will have to cut a section of the drywall. The wall can be covered up by an access penal. Jessica and Dan would like to go through their home warranty company with all of these issues. If the home warranty company has any direct questions for the technician please ask for Braden at Spartan.

New moen posi temp cartridge in basement tub/shower. Basement tub/shower head heavy leak. Replaced moen posi temp cartridge. No leak. New thermal expansion tank above water heater. Old expansion tank had ruptured. Replaced with new two gallon thermal expansion tank. Customer has water pressure at 82-84 psi. Pressure may vary, however it is proof. That existing Pressure Regulating Valve has failed. Highly recommend replacing as soon as possible. New expansion tank will help with thermal expansion but does not assist with helping overall incoming pressure. Will include estimate for new PRV with invoice.

Sherry had us out for a leaking T&P valve and a failed thermostat on a 110 Volt Tabletop water heater. I replaced both parts. We can not warranty anything due to the age and condition of the water heater. To install a new water heater, the electrical panel will need to be upgraded and new wiring will need to be ran. The PRV is also original with the house and needs replaced due to leaking, I could not check the pressure due to not having a source to comfortably do so. Expansion tank also needs to be added.
