Today I came to Ricardo’s Watermark home to perform the annual furnace systems tune ups and inspections. Both furnaces are original to the home and 10 years old. Main floor and basement furnace: Upon tune up and inspection of the 10 year old system I tested and adjusted the gas valve, burners, gas pressure and temperature rise. Pulled and cleaned the flame sensor. Tested ignition system, inducing motor and assembly, blower motor and assembly, heat exchanger, humidifier, static pressures, tested and tightened all electrical connections, all safety switches and control board. Furnace is in fair to poor condition. The igniter, gas valve, safety switches and flame sensor are all working well within manufacturers specifications. The control board has over heated which is causing an erratic flame sensor reading. The inducing motor is leaking acidic condensate into the furnace causing damage and rust.
