We had a really bad drainage problem in our home. Toilets clogged, water in sink and showers not draining out. Come to find out, our cleanout in yard was clogged up. Upon arrival Alisia and I discussed the issues she was having. The slow draining sink she discovered was the pop up not being up all the way and the leaking under the hall bath sink was to the collar to the trap being slightly loose, both of which she had taken care of before my arrival. After learning that, she had expressed her concern was the dishwasher throwing a code after 6-8 mins. I ran the dishwasher for 13 minutes on the auto cycle, the normal cycle and the express cycle and was unable to reproduce the symptoms she had priory stated. After the thorough evaluation and inability to reproduce the symptoms I offered a membership to which she agreed after hearing all the perks of it.

Upon further diagnosis I came to the conclusion that only those three drains are backed up and the kitchen sink and the bathroom sink were draining perfectly fine. Once located after digging some of the lid I noticed the septic tank had sectional lids and would require a large amount of hand digging. I notified the home buyer that it would be an extra charge and once she accepted I began to dig. Once the septic tank was exposed I gave her multiple upfront options on having it pumped. After she decided on option 2 I pumped the septic tank until it was clean and clear. Upon completion I cleaned up all tools and materials.

He also told me that one of the sinks in the master bathroom was having trouble draining as well. I arrived today to check over the tankless install, and to address a potential drain issue. The homeowner made me aware that the union at the bottom of the tankless unit was loose, and he had to tighten it to prevent the gas from leaking. However no other gas smell was present after he addressed the loose union. I used leak detection fluid to verify that other gas leaks were present, I sprayed all fittings we installed and no leaks were presented. They also made me aware of a drain issue they experienced Saturday after they returned. The drains were gurgling, which the issue has not persisted since then and it seemed to be a single occurrence. I made them aware that a soft stoppage may have been present, but has cleared itself since then. They also experienced a sulfur smell during this occurrence, which is explained by sewer gases. After arriving to the rental property to perform a camera inspection of the main sewer line began by inserting my camera through the clean out located underneath the carport, I was able to identify that the original cast iron is in moderate to fair condition, as well as there being an obstruction approximately 50 foot into the line where the city drop is located in the homeowners driveway, Drop begins at approximately 5 foot and goes to an unknown depth due to the obstruction I am unable to determine the final depth of the drop, at this time I have provided multiple upfront process for various solutions, after reaching out to the homeowner via telephone he is currently on vacation and will need to speak with his wife before making a decision on the matter, I will be reaching out Monday to further discuss and answer any questions that they may have

After arriving to the home, the homeowner made me aware that the shower valve repair that we repaired did not hold up. Water continues to leak from the tub spout. I began by attempting to regrease the o-rings for the cartridge we replaced. After disassemble and reassemble of the cartridge and valve, I eased water back on. The leak has gotten better, but it’s not completely stopped. This makes me aware that the valve body itself allows water to pass, even when the water is off. The only way to stop the water is to replace the valve. I gave the homeowner 3 options to get this work completed, after discussion, we are thinking about moving forward with Option 3. He is going to speak with his wife tonight, and will like a call back tomorrow to confirm us moving forward with work.

After arriving to the home, the homeowner made me aware of how their electric water heater keeps tripping the breaker. The home is approximately 6 years old. The water heater is located in the garage, near the breaker panel. I attempted to reset the breaker, which the breaker just tripped back. After looking further into the issue, I was able to determine the upper thermostat had gone bad, and the lower element showed no signs of continuity. I gave the homeowner two options for getting hot water restored, however we did not decide to move forward with work. The homeowner has a contract with Duke Energy which should cover repairs for free. He is going to call them, and get that on schedule which could take a few days.

Upon arrival to the home I spoke with the homeowner about the work that I would be performing today. I explained to the homeowner that I was doing a 65 point home inspection. And then proceeded to check out all of the drains in the home as well as all of the water supply connections and shut off. I also checked out the water heater as well as I flushed the water heater. I also checked out all of the sinks and showers as well as the toilets in the home. I found a leak in the downstairs bathroom sink. I also found a leak on the downstairs kitchen sink but the homeowner said that he will try and fix that himself. I however did give them at homeowner upfront pricing and options to fix the bathroom sink That was leaking. The homeowner said that he’s going to call the original plumber that did the work but said that he will give us a call back if the other guy can’t do it.
