Today July 15 2021, I came to 149 Sharp Hill Drive, Balzac, AB T0M 0E0 Canada to perform a heating system inspection for the potential home buyer. The home has been vacant for approximately 6-7 month and the buyer would like to know the condition of the hydronic heating system. Amar is the potential buyer and he had Ahmed (realtor) meet me on site. The hydronic system is original and is from 2002. The Burnham, floor standing, low efficiency boiler is in fair to poor condition. The boiler heats the whole home through 8 zones of under floor, under slab and fan coil systems, plus heats the indirect domestic hot water tank. The heat exchanger is in good condition however the control system is very warn and makes a loud buzzing when the boiler starts up indicating impending failure. The fan coil system (forced air heated by water) is working well and in good condition. The domestic, indirect water tank is still working but has rust appearing at the top.
