Today I came to Frank’s Tuscany more to consult about a new central air conditioning system. Frank and his family moved into the home last summer and found the heat to be overwhelming and would like to add ac before the heat of the summer this year. Upon inspection of the 2006 hone I found it gets lots of sun from the south facing vaulted living room windows. The home is roughly 2350 square feet. I performed a cooling and heating load calculation and found the home will require a 4 ton ac system to properly cool on the hottest days. The home requires 84790 btus to properly heat. The existing builder grade, single stage furnace is vastly oversized at 135000 btus which uses extra utilities adding cost to run the home. The water heater is also original to the home and well past its life expectancy of 8-12 years. There is no water softener or pipe protection system installed to control the homes water pressure and pipe expansion. Frank will review all the options when he is not working and
