Today I came to Joanna’s Elgin home to evaluate the 10 year old water heater. Joanna has explained that over the recent long weekend, the power vented tank stopped working and was giving error code 3 indicating a pressure switch error. They also found water around the top of the water heater. Darren cleaned the water up and reset the tanks and it worked for a few days only for the problem to return again. Eventually it got worse making a very loud noise and was shut off until I came today. Upon inspection I can see more water on the top of the tank. There are no leaking pipes or venting that could cause the water. This indicates there is a crack in the tank itself. I turned the system on and it fired right up and has been running for the past 20 minutes. Because there is a probable crack in the tank, I recommend replacement. The water pressure in the home is too high at 81 psi. This is deemed damaging to the plumbing system. There is a good quality water softener in place that is fully
