Today I came to Melissa’s Windsor park home to perform a furnace tune up and check the boiler system. Furnace tune up: Upon tune up and inspection of the 18 year old system I tested and adjusted the gas valve, burners, gas pressure and temperature rise. Pulled and cleaned the flame sensor. Tested ignition system, inducing motor and assembly, blower motor and assembly, heat exchanger, humidifier, static pressures, tested and tightened all electrical connections, all safety switches and control board. The furnace is in fair to poor condition. The ignition system is weak and has a resistance reading outside of normal. The flame sensor, gas valve, safety switches, and control board, are all working well within manufacturers specifications. The blower motor is leaking oil indicating impending failure. The condensate neutralizer media needs to be replaced. There was a piece of filter stuck in the blower fan that was making a noise. The system is quite dirty and the duct work is due to be
