Today I came to Carmen’s Chestermere home to perform a boiler service and tune up before winter. Boiler system inspection and tune up: Upon inspection and maintenance of the 12 year old system I tested and adjusted the boiler, heat exchanger, ignition and flame rectification systems, venting and gas lines. Checked all pumps and zone valves, piping and controls. Check air elimination devices and expansion system. Tested glycol levels, hydronic feeder, and general system operation. All zone valves and pumps are full operational. The theatre zone valve was disconnected at the thermostat. The system pump, fan coil pump, and domestic hot water pump are all over amperage indicating ware. The main circulation pump is wired to run 24/7 regardless of a call for heat. The exhaust manifold of the heat exchanger is leaking exhaust and condensate. This must be replaced. The boiler fan is very loud with bearing ware indicating impending failure in the future.
