Today I came to Julie’s Bearspaw home to perform the annual boiler system inspection. East boiler room: Tested and adjusted the boiler, heat exchanger, ignition and flame rectification systems, venting and gas lines. Checked all pumps and zone valves, piping and controls. Check air elimination devices and expansion system. Tested glycol levels and general system operation. The boiler had the full flush and re-glycol plus some small leaks repaired by Clearview April 30 2021. The system is in excellent condition with the exception of the decaying expansion system and 2 of the 4 auto air vents are failing. There is a rusted spot that is slowly deteriorating and will cause a leak. The expansion system must be replaced and the 2 auto air vents should be replaced. That being said, the pro press fittings prove difficult to remove the auto air vents and soldered in air resorbers may be required. *** the wired co detector attached to the alarm system is beeping 1 beep.
