7-18-25 NM Arrived onsite and performed system maintenance. Rinsed condenser coil with fresh water. System could benefit from a deep cleaning, the amount of grass that was caked in the unit will eventually clog the fin coil. I checked all the electronics and found the capacitor was reading 29mfd out of 35mfd. I installed a new capacitor at this time. Wiped down condenser and removed dead frog at this time. Climbed into attic and wiped down air handler and cleared out drain line. Checked static pressure and it read a 0.40 temp split between 17-18 degrees. Unit is attic looked really good at this time. I cleaned the coil and inspected and wiped down the built up dirt in the unit. Would recommend routine maintenance plan for better care at this time.
