Went above and beyond

I have been having numerous ac issues due to a poor install by my previous ac company. The best word that I could use to describe their work today was meticulous. They worked on it for quite a long time and made sure everything was done correctly.

Arrived at the home and began diagnostics to the equipment. Found 40 amp double pole breaker is no good at the sub panel outside by the condenser. One leg has shorted. Contactor and capacitor has salt residue and would need to be replaced. Checked condenser breaker and it is good at this time. Found capacitor and contactor to be corroded by salt water. Found salt water residue on the copper pipes in the condenser. Both parts will need to be replaced. Water level may have began to corrode the compressor terminals. Air handler Found salt water residue on the evaporator pipes and on the coil. Will need to do a complete diagnostics of the equipment due to the unknown of any other affected parts that may have been damaged from the hurricanes. Repairs: 1: replace contactor 2: replace capacitor 3: clean in place evaporator coil. 4: complete diagnostics of the system. 5. Wash down condenser 6: homeowner is fully aware of potential issues in the future o the equipment being submerged

Heavy corrosion & dirt on the condenser fins. Washed condenser coil. UV light still active Checked all amps and voltages. Checked refrigerant charge Clean/flushed drain line. Unit is operating and cooling.

Supply plenum upon arrival, main agree with customer start pumping down unit to take air handler out of closet tear out all ductwork in closet repair return underneath pictures taken of work completed. Paint closet with kills mildew resistant paint let dry, build risers and Plenum offset clean unit. Put unit back in rewire everything seal everything nitrogen test copper line set 400 psi for 30 minutes vacuum down to 500 µm start up check to factory spec 22° split everything is cooling and is complete job done

Customer mentioned after the storm, the thermostat has been a little finicky. It is a Goodman 2008 R22 system. Thermostat is currently working. Customer will hold off on replacing the thermostat. If it happens again, customer said she will replace the thermostat. checked electrical components temperature readings, and refrigerant levels. The unit is cooling well at this time. The indoor unit does have rust. The ductwork is older and has some tears added some tape to a few spots. I would consider investing towards a new system and ductwork. Customer signed up for Total Air membership. Collected today service fee, and membership payment.

Came out here to look at sweating supply vent but upon further inspection, I found that the whole air handler unit had condensation built up all around it on the sides of the air handler all over the supply Plenum running down the return side underneath the air handler. It sits on a piece of plywood that plywood is starting to get wet and running down into the return Plenum. We replaced the duck Work and there’s only one Supply vent condensating, and it’s in the bathroom in the master bedroom it started condensating not even a week ago. Customer said. I opened up the air handler and the air handlers insulation is coming apart. This supply Plenum needs to be replaced. Also, Blair‘s air conditioning installed this unit and when they did they installed the Remi halo UV light. That is also leaking air from where they installed that. The drain line is impacted and I cannot clear it. The AC is set to 72° I had it turned off for five or 10 minutes and it went to 77°. It is very hot upstairs.

Materials added Arrived to install two new turbo capacitors and two Elite Uv Lights in each air handler. Once installed ensured each unit was cooling properly. Attic Ah has a 16° delta Temperature and closet AH has 21°. I replaced both filters for the customer. I did not clear the drain for the mini split due to the rain.

Membership maintenance. 6yr old ICP vertical – garage. A/H- flushed and vacuumed drain line. Tested float switch function. Checked all wiring. Unit has 3 OXY-PURE Air 24v lamps. Last replaced in 2022. Lights are dim and beginning to darken on the inside. I recommend replacement. Blower wheel and coil surface are clean/free of biological growth. Changed customer supplied return filter. Took temperature split at return and supply Plenum. C/U- noticed existing arma flex is dry rotting, and coil is beginning to corrode due to close proximity to the saltwater. Took compressor amp draw. Checked capacitor microfarad reading. Checked refrigerant pressures and temperatures. System is running well at this time. Replaced Armor flex on suction line at condensing unit. Installed corrosion grenade on liquid line at condensing unit.

Called out today to replace the filter drier on the roof. Removed and brazed in new filter drier. Performed a pressure test @450 for 30 minutes. Pulled a vacuumed down to 500 microns. Charged system to proper specifications. Tested equipment. System is cooling properly at this time. Client leaves March 10th for Canada and would like to have his first preventative maintenance performed before then. I will have the office reach out to the client to schedule. Performed maintenance on Bryant heat pump, found system in dehumidification mode was set to low at 40 degrees system will cause more issues then good at those settings because it will never come out of dehumidification mode, set dehumidification to 60% and system running at full potential created a crisper air and atmosphere right away, found transformer for the ultraviolet light is burned out on the high voltage side, found dual capacitor leaking it’s packing grease wax causing overheating, quoted to install new transformer, capacitor and a compressor hard start kit is recommended with the capacitor replacement to help capacitor and help compressor start up, work was approved, replaced capacitor and installed compressor hard start in conjunction, replaced transformer for the ultraviolet light and that’s working now as well, recommend replacing the air filter at your earliest convenience, system is operational at my departure, thank you for using total air as your hvac company.

Removed old rusted out filter dryer that caused the refrigerant to leak out causing outdoor unit to short cycle on and off, dry fitted new biflow filter dryer for a heat pump and ran nitrogen through the system while brazing the new filter dryer in place, pressure tested system with nitrogen at 300psi and let seat for a while to help dry out any moisture, vacuumed system to desired dehydration levels and recharged system with 8 pounds of refrigerant to manufactures specifications tested both sides of the system in cooling and heating modes, condenser motor starts hard but than it gets quiet, could be a potential issue down the road but will address later on when it becomes an issue as I was informed, everything is working properly at my departure, thank you for letting me work on your system and thank you for using total air as your hvac company.

Customer concerned about unit not turning off the blower motor. Checked the thermostat calibration and thermostat settings. I have checked the low voltage wiring and checked the surge protector the unit. The blower motor is confirmed to be running all the time. The blower motor with module is bad and needs to be replaced with oem motor. Checked the condition of the air handler unit and inspected evaporator coil condition. The evaporator coil is completely rusty and soon to fail and leak refrigerant. The unit has no warranty, installed November 2012 Air handler unit has bad rusty evaporator coil in the unit. The much rust on the evaporator coil is highly recommended to have unit replacement due to aged equipment and failure on components. Strongly recommend new unit replacement x2 upstairs and down stairs. Both units are same model and size outside condenser unit. Customer has been asked about new thermostat that is WiFi compatible. I have placed and estimate for new WiFi thermostat

Below is an estimate for a warranty, evaporator core replacement without refrigerant. It also includes refrigerant. I added 19 pounds of refrigerant back into the system. System is on and cooling properly at this time with a 20° temperature differential. In the process I removed the faulty evaporator coil. The system was completely void of refrigerant. I installed the new evaporator coil and placed the system on a vacuum down to under 500 µm. I charged the refrigerant back into the system and let it run and then tested pressures and temperatures.
