Arrived to find unit not running and the float switch being tripped. Cleared drain line and float switch and got the unit running. Highly recommend adding an eye flow device to prevent future drain line issues. Condenser coil is quite dirty highly recommend having it cleaned. Also highly recommend signing up for maintenance program to keep your unit maintained and prevent future issues from arising. This will also give a 20% discount on any of the work that needs to be performed.

One arrival day unit was off first I checked for Freon pressure.and then I turned on the unit .i turn on check. The pressure was low not an attic by the air handler found oil on the suction line. There was a leak. The landlord wanted a code for Feron leak on the section line is going to take three hours and added 2 pound Feran I collect the service call for today

Found evap coil completely frozen over as well as the suction line. Took pics of multiple damages to duct work as well. Turned unit off and left fan on to melt ice. Need to come back tomorrow when ice is melted to properly diagnose issue.

Performed diagnostic on two out of three systems. Main system was not cooling and second mini split was not either. Both compressors are not pumping properly. The line set is too small for the main split system. The compressor is running but not pumping properly. Third system for the master bedroom is cooling but noisy. It may be time to speak with a comfort advisor about a more efficient system before making costly repairs. Comfort advisor met us on site.

Performed maintenance on two split systems. Checked refrigerant pressures and temperature splits cleared drain lines and tested float switches. Changed filters and checked condition of coils and blowers. Tested capacitors and checked amp draws. Both systems are running and functioning at this time. Highly recommend adding surge protection to both outdoor units to protect investment. Also recommend adding high flow device due to previous drain issues.

When arrival the system was off and the customer turned the breakers on and start checking the system. The air handler was running, but it was a faulty code in the thermostat and I went outside to check the condenser unit with no power going in to the board start chicken Bauer who is NoBauer going into the board so turn off and on the breaker from outside and I reset the breaker the condenser unit start running .recommend to change outside breaker. Customer said you guys put in the unit you guys replace the breaker I told him he needs electrician. I told him I’ll check with the office.

Wiring Repair They're repairing the roof and they hit the condenser cover, which moved the capacitor wires and that's why the condenser didn't work. I put everything back in place and now everything works fine.

Checked all major components: Freon levels compressor , fan motor , capacitor, coils , flushed drain line , checked filters, rinsed condenser coil. Based on reading subcooling is 3F which is low and DT is 13 . The temp in liquid line reaches 101F which means there is a restriction in the line . Also unit doesn’t have a filter dryer . Recommend customer to add filter dryer and blow the line set with nitrogen. Customer agreed to do the repair

Install 3 9,000 BTU fan coils 1 in the kitchen, 1 in the bedroom and 1 in the living room in their existing locations. Reuse the existing UV Lights for new indoor units. New condenser installed on the existing wall mount. Reuse existing surge protection on the existing disconnect. The condensation pump in the kitchen unit will be reused for the new indoor unit.
