Performed preventative maintenance. Cleaned vacuumed drain pan and drain line. Checked thermostat calibration and filter location. Cycled unit heater and checked blower motor operation. Heater repair on sequencing controls. Test operation and inspected evaporator coil and blower motor. Check refrigerant levels and check test start up components. Offered IAQ packages. Customer is satisfied.
Maintenance Checked 3 systems electrical components for proper volts and amp draw. All components are within factory spec. Cycled heat and cool functions. Cleared all drain lines. System 3 has new capacitor that we did not install. Recommending that they be upgraded to t200 capacitors with 5 year warranties. System 1 is the system the home owner has had trouble with. It was frozen on a previous visit. The pressures for this unit are within factory spec. An intermittent blower motor is suspected for this issue. If stops cooling or heating, the homeowner will contact us so we can condemn the blower motor. I found low voltage control wiring damaged at this unit. Cut wire back to a useable section and spliced in a replacement wire run. Tested system again to in sure proper operation. All systems draining and functioning properly at this time.
Performed preventative maintenance on the system. Cleaned drain, checked coils, tested/inspected all electrical components, checked refrigerant pressures, and tested operation of the system as a whole in both heating and cooling modes. I did recommend adding a UV light or air purification system and the customer agreed it was a good idea so 8 8 stalled a 24v UV light while here. The customer also had a customer supplied thermostat he wanted installed so I installed that for him and tested its operation. This unit is currently operating correctly, maintenance is now complete.
Upon arrival customer showed me and ac unit that needed to be turned up. The evap coil dirty and needs to be cleaned. Cleared the condensate line with nitrogen and solvent. Checked for proper amp and voltage. Went to the condenser checked for proper amp and volts. The capacitor is good. When I stated the unit up found the compressor having a little trouble starting. Cleaned 5 ductless splits and installed 2 UV lights. Removed fans from all units. Cleaned coils. Wiped down all units housing/casing. Washed each individual fan. Resembled all units and make sure units were functional and they were. September customer and customer was very pleased with work for form. Collected payment signature and left. Customer satisfied.
Arrived at customers house for system Check. On arrival customer showed me to air handler and closet. Remove the filter in the filter look relatively clean. After looking under the evaporator coil the evaporator coil is heavily covered with debris. Strongly urged customers to consider a pull and clean. Wrote customers estimate and sent. Unit was putting out acceptable delta-t, blower motor looks relatively clean. Unit already has a UV light. All electrical wiring with secure. Next went outside 2 condenser. Condenser was at a diagonal angle on the pad. Liquid line increase and decrease in pipe diameter a couple times. Unit compressor was either edging on it's limit or peeking over maximum of two amps. Suggested a hard start kit to the customers and percents an estimate. All pressures in readings were of acceptable limits. All electrical wiring with secure. Proper voltage being sent across contactors. Capacitor with an acceptable limits. Check in with customers and customers were happy w
Upon arrival customer told me the ac was not blowing out. I went into the attic and found the unit running but the float was going on and off. I found a clogged drain I cleared the drain and everything is flowing and condensate pump went off. I also found a real dirty filter. Put gauges on and everything is correct with the number. We have a Delta T of 18.
Upon arrival customer showed me the ac unit in the attic that needed to be tuned up. Checked the coils and it was clean. Checked all amps and volt on the air handler. Cleared out drain with nitrogen and solvent. Checked the out door unit. Checked all amps, Volts. The contactor is good. Checked the capacitor and we where reading low. Replaced the capacitor 70/5 with a turbo 200 X. Found the disconnect box broken so replaced it. Also add a surge protector on the disconnect box for the condenser. We have a 19 Delta
System not cooling due to a failed control board, and an additional low voltage short. Replaced control board under warranty and fixed low voltage short. System running properly at this time. While I was there I also found the secondary drain pan filling up causing the float switch to trip. Cleared secondary drain pan and verified float switch was in good working order.
Upon arrival found thermostat had failed. Inspected the rest of the system. There are issues that we addressed and went over and due to age and cost we are having Corey come out to give and estimate. We moved forward with replacing the thermostat to at least have the system run but he is aware that it could fail at anytime due to the compressor over amping and the dual run capacitor reading weak. Corey will be out today between 4-6pm. Left system in working order.
High humidity in office with mini split. Weak batteries causing remote to malfunction. Full functions restored after battery change. System drain line not functioning because it has been buried over time. Dug up old drain line and added new water trap to line. System now functioning and draining properly.
Found system not cooling due to failed ecm blower motor. Need to verify warranty. Order, return and replace. Office will call with pricing and availability. System is not cooling at this time. Returned and replaced motor. Checked operation system cooling properly at this time.

I recommended on replacing and installing a surge protector to help control the dirty voltage and help from changing these electrical components out as much. We moved forward. Checked pressures. Left system in working order. After inspecting the customers air handler I noticed excessive condensation building on the air handler. Most likely due to this being in a garage. Inside the cabinet seemed rather moist as well. Both UB lights are on but passed the two-year do. Do not have bulbs with me currently, will return to install. Delta T was within satisfactory range. Coil looks clean. System in fine working order.
