Diagnostic System: Downstairs Notes: On arrival blower motor was operational. Condenser was not operational. Found faulty thermostat wiring at connector junction. Wiring is weathered and no more can be drawn from house. New thermostat wiring will need to be ran. Will require two techs and saws-all.
Diagnostic System: Refrigerant Type R22/R410A Metering Device-Fixed Orifice/TXV SP/HP SLT/LLT VSAT/LSAT SH/SC Outdoor Entering Air Temperature Notes: upon arrival customer stated that air was blowing but not air. Went into attic to see if blower was operational. Then went to see condenser found that cap was rated 45/5 and it was at 0/2.1 went and told customer what happened and she agreed on changing cap and adding hard start kit to regulate compressor. While checking system out found multiple issues also outside line isnâ€™t insulated, unit does not have any overflow protection and supply plenum is covered in organic growth presented issues to customer but she would like just to get the unit running for now and have this stuff brought up again on tune up. System is operating at this time. Recommendations:
Diagnostic System: Refrigerant Type R22/R410A Metering Device-Fixed Orifice/TXV SP/HP SLT/LLT VSAT/LSAT SH/SC Outdoor Entering Air Temperature Notes: customer stated that system would not cool but would blow air so went to check condenser and found fan not working but compressor was. Popped open door and was getting 24 volts from the contactor but fan motor was not operating. Fan motor is a multi speed motor that is not powered by capacitor itâ€™s connected directly to contactor. Told customer that office will check for availability and warranty and will be in contact with her on Monday to see what she would like to get done. If we could get a senior tech to see how we could fix her ductwork she would like that as well. Recommendations:

Diagnostic System: Main Refrigerant Type R410A Metering Device TXV See attached photos Outdoor Entering Air Temperature 85Â° Notes: Upon arrival system was low on refrigerant. I opened the coil and and applied leak bubbles to coil finding leak in lower right corner. System warranty expires in august, advised Mr Milam to consider replacement since this is a major repair at the end of the systems warranty life, if the compressor or condenser coil next year it will no longer have a warranty and require replacement. Head pressure was high even though system was overall low on refrigerant due to dirty condenser coil. Advised if going through with warranty coil to have condenser cleaned and start kit installed to get as much life possible out of the outdoor unit after warranty expiration. Mr Milam wants to go through with warranty coil, I performed condenser cleaning and installed a start kit today. Also added 2 pounds of refrigerant to keep system cooling over the weekend. System analysis x1 Condenser unit had blown compressor saver and coils were extremely caked. Recommended and installed a new compressor saver and performed major coil cleaning on condenser. Tested the unit and checked refrigerant and system is fully operational. No other issues are visible at this time. System analysis part 2 After finishing call I was leaving and received a call from Anthony stating it was cooling and then suddenly stopped. Came back and inspected the condenser to find the control board smelling burnt and no longer functional , control board was receiving power but not coming on. Also inspected the capacitor and now capacitor is no longer reading any mfs. Was able to replace capacitor today but will need to return to replace control board tomorrow morning. Customer would like us to contact him when we receive the board and before going to the home. Model is hard to read but in person it does seem to say RAPM-060JEZ

Homeowner called us out today due to broken half-inch line in the wall behind the upstairs guest bath toilet. Found the main living unit extremely low on refrigerant. This is an indication of a leak in the system. My standing R22 psi was at 23 psi. I recommend replacement of the equipment due to the age and the use of the old refrigerant. Mr. Bruno is going to get a quote but doesnâ€™t know if he can financially do the replacement at this time. He asked me to go ahead and fill it up to restore cooling. I explained I wasnâ€™t comfortable doing it due to seeing refrigerant leak out over night when it has been this low. He understood my concerns but wanted to proceed anyway. We added 7 lbs of R22 to the system to restore cooling at this time. We cannot guarantee the refrigerant going forward due to the potential leak. Unable to get static pressure as I didnâ€™t have access to the attic space. Mr. Bruno will have stuff moved for the comfort advisor.
Cut out old pvc drain line for toilet in upstairs hall bath room . Had to cut out a little more Sheetrock to access all of the drain to make repair . Reconnected all drain and vent lines. Set toilet back and sealed bottom. Flushed multiple times to check for leaks and found none. Sheet rock was wet and falling down while performing work. Need to get restoration out to see how bad Sheetrock is damaged from the leak and how far is goes. There was patch work done in area I was removing Sheetrock .
