S Greeted customer at door, and informed him on what I am doing for the maintenance today. Preformed maintenance inspection on a Mini split system. Cleaned filter and indoor coil per contract. Checked delta T of system and it meets manufacturer set points. Checked outdoor coil and found it to be clean with no signs of leaks at this time. Checked compressor and outdoor fan motor amp draws and found them to meet manufacturer set points. Checked wire connections and found them to be nice and tight. Didn't see any sign of arching either. Arrived at customers residence and was greeted by the customer and was led to the thermostat and it is functioning properly at this time. Inspected washable filter and it is dirty at this time and explained to customer the importance mod keeping filter clean. Inspected evaporator coil and it is dusty at this time and brushed dust off of coil at this time. Electrical connections are tight and neat to the com-intents and wire nut connections are tight and neat without any visible defects at this time. Blower motor and wheel are both functioning properly at this time. Blower motor has an amp draw of 1.4 amps at this time. Inspected condensate drain and it is clear at this time. Inspected outdoor disconnect and it is tight and neat to the side of the home at this time. During my inspection today, the customer greeted me at the front door. They allowed me to come inside and they showed me around to all the equipment. They showed me the air filter(s). It was a 20 x 20. They then showed me the thermostat. It was a Nonprogrammable. They then showed me the indoor unit and the outdoor unit. I got started by turning the system off at the thermostat and made my way to the air handler. I inspected multiple different components on the system, including the blower wheel/motor(was dirty, but I cleaned it to the best of my ability), evaporator coil(was dirty but I cleaned it to the best of my ability), drain line (flushed drain line with a gallon of hot water and white vinegar), ductwork(dirty), electrical connections/components, etc. I checked all of these components for proper operation and cleanliness. As well as to make sure that nothing was damaged. I made my way to the outdoor unit. On the outdoor unit I inspected multiple different components as well,

Upon arrival started with attic system found the blower motor and coil clean no leaks detected on indoor coil. Inspected electrical connections which were clean tight and secured. Drain line flowing properly at this time. When going to the outdoor unit found the coil clean no leaks detected. Electrical connections clean tight and secured system charge was in correct range. Found the bearing for condenser fan failed provided customer with options to adress this. Checking main level indoor found the motor and coil clean no leaks detected on coil at this time. Drain line flowing properly at this time. Found the outdoor unit leaning towards the home provided option to level system to help longevity. Found electrical connection clean secure no damage. Capacitor and condenser fan operating properly at this time. System charge is within manufacturer specifications at this time. Customer declined options at this time to for potential later date.
Upon my arrival today, the customer greeted me at the front door. They then allowed me to come inside and we met with the builder. They wanted a price to move the return ductwork because they are remodeling the inside of the home. I got in contact with Ryan Goring. And he’s building up the estimate and sending it over to the builder. I was unable to check that system out today because of the remodeling that was going on. I did check out the second system on the right side of the home. On that system, everything did check out good. I am giving the customer the option to do a two system duct cleaning once everything is finalized in the home to make sure that there isn’t a large amount of excess dust floating around in the home. All other information on the system is in my check sheet which I have emailed over to the customer.
Upon my arrival today, the customer greeted me at the door. He then allowed me to come inside and he showed me around all the equipment. He showed me the thermostat ,filters, the indoor unit and the outdoor unit. I asked him what was going on with the system and then he informed me that the breaker on the indoor unit kept tripping. He showed me the breaker. It was a 60amp breaker. So I went ahead and get started with the check. During my inspection I found that the breaker was not tripping automatically. I asked the customer if it took a while for the breaker to trip and he did inform me yes. While checking the outdoor unit, I noticed that the thermostat was not programmed correctly. The customer had installed his own thermostat, thinking that it was that, that was causing the issue. The thermostat was programmed for a conventional AC and furnace. Inspected 2- 60 amp circuit breakers and they are functioning properly at this time. Inspected blower motor and wheel and they both are extremely dirty along with blower motor cabinet and closet with louvered door is extremely dirty at this time. Electrical connections are tight and neat to the components and wire nut connections are tight and neat as well inspected fan motor and blade and both are functioning properly at this time. Upon arrival spoke with customer. Customer had no complaints. Started looking over system and it was very dirty so I priced up to clean unit coil and blower. Spoke with customer and they didn’t want to do it at this time. They are going to try and clean them selves. Unit is level and drain is clear. Changed filter. Indoor is working good besides dirty. Went outside, all electrical checked within specs. Motors amped within specs. System has pressures on it but with dirty unit can’t be sure. Defrost is working at this time. Spoke with customer about humidifier and called Ryan and they also want to have myself and Ryan come look at the unit and see about moving it.
Upon arrival spoke with customer and they said no heat coming out of vents so they had the fire place going. Coil and blower clean, brushed blower in place. Wires all tight. Heat strips checked within specs. Unit is level. Went outside and found capacitor weak and contacter failed. All wires tight. Customer approved contractor but not capacitor so replaced it and started system. Pressures are within specs. Spoke with customer about water in water heater pan and he explained he did that and he takes care of the water heater. System is working at this time.
Upon arrival spoke with customer and she explained the outdoor was covered in ice. Filter is clean and new stat is set correctly and working. Went to basement to indoor unit. Wires are all tight and getting correct calls. Blower and coil is clean. Coil showing no signs of leak. Heat strips working properly. Unit is level and duct work is tight. Drain is clear at this time. Went outside and started checking over system. Contacter and capacitor checked within specs. Fan and compressor amped within specs. Refrigerant levels checked within specs. Found defrost board and sensor have failed and is not allowing system to defrost. Called and found system warranty ran out January 2023. Got price and availability for customer, and priced it up with a membership. Customer approved repairs with membership. 11-17-23 Upon arrival spoke with customer and started on outdoor unit. Shut power off pulled board and put new in place. Pulled sensor and out new in place. Put power back on and went inside
Upon arrival spoke with customer and he was very adamant about not wanting to replace the system. I explained the only way I would bring it up is if the system warranted that outcome. We went to the stat and turned it on. Filter was clean. Went into the attic and pulled unit apart. Unit is level. Drain is clear. Wires are tight. Coil is clean, no leaks but is rusted. Blower is clear. Heat strips checked within specs. Duct work checked within specs. Spoke to the customer about the bulb being out on the uv light and he is not concerned. Went to the outdoor unit, unit is unlevel. Coil is clear. Wires are all tight. Contacter is pitted. Fan and compressor amped within specs. Refrigerant levels checked out within specs. During today’s maintenance, I only found one thing that I wanted to bring to the customers attention. This is that the flame sensor for the furnace is damaged. I cleaned it off per membership, but did find some pitting on the flame sensor. I informed the customer of this he told me that he wanted me to write it up for him. I wrote it up two ways, one for me to order it from Trane and one for the customer to have us come back and install his supplied flame sensor. The customer didn’t go with any options at this time. All other components on the heating system is operating properly at this time. All other information is in my check sheet which I have emailed to the customer.

System is getting call for outdoor unit and heat strips. Indoor unit is working properly at this time. Went outside, found contacter pitted. Found board was getting power for low voltage but not sending it threw. Once I reset board it came on. Started checking over system and found txv bulb the line had busted so txv is failed causing refrigerant not to cycle properly and cupausing unit to shut off as well. Called and system is under warranty so I got price for repair with warranty. Called customer and explained what was going on. Customer was confused with pricing because normally we are working on the mini splits and they are done hourly and main systems are done flat rate labor so I emailed over to customer and he is going to look at it and give us a call back.
