Upon arrival to scheduled multi system maintenance (2) I was shown to an A/H unit located on the first floor, and a mini split on located in the second floor office. Immediately pulled off panel doors to inspect all electrical components connections, collect amp draw/voltage readings off all electrical equipment, wipe down A/H cabinet and check the evaporator coil for cleanliness. Evaporator coils are clean, and pictures are upload to ST. All electrical components connections are secure and all readings are running within range of factory specifications. I did notice the UV bulb located in the conventional A/H cabinet is needing replacement. Spoke to the homeowner and he moved forward with bulb change out. I’m also recommending pulling and cleaning the mini split blower assembly to remove all built up growth and dust to help ensure less loss of the systems high efficiency as well as guarantee, better indoor air quality.
